VISION
We envisioned a riverside neighbourhood for ICD Property where the river meets the inner city. A place that would capture West End's dual character. A precinct that looks both ways: toward the water and back to the city, embracing nature and neighbourhood in equal measure. On this 1.68-hectare site on Donkin Street, we imagined a connected residential and community destination that would mark the next chapter in Brisbane's growth as one of Australia's fastest-growing cities. A place where historic landscape and contemporary urban life could coexist, where residents and the wider community could gather, and where the riverfront could belong to everyone.
SOLUTION
Working with ICD Property and Urbis, we've created a masterplan that moves with the flow of the city. Six towers rise from the site: three face the river, three look back to the city - capturing both outlooks.
A pedestrian laneway links the riverfront to the street, lined with pocket parks, cafés and flexible spaces for markets and events. Bridges between Towers One and Three open the precinct further, creating movement and connection from one side to the other.
Historic fig trees, some more than two centuries old, are retained within a network of subtropical boulevards and green pockets that weave through the site. These spaces bring shade, calm and continuity to daily life along the river.
Above the podium, 1,108 homes capture views across the river, city and Mount Coot-tha. Shared amenities including a lap pool, amphitheatre, co-working zones and gardens encourage residents to connect, unwind and live well.
