Chapter Place Precinct

Edmondson Park is one of Sydney's fastest-growing residential precincts, and growth at that pace asks hard questions of a place. How does a neighbourhood keep up with the people moving into it? What does it need to hold together as it changes? Chapter Place is a response to those questions.

Across three sites on Dharawal, Dharug and Gundungurra Country, we are working with Urban Property Group to deliver 14 buildings and 1,805 dwellings: build-to-sell, build-to-rent and co-living, designed to serve a community as diverse as the people who will call it home. The brief asked for scale. We answered with a precinct that thinks carefully about what it means to belong somewhere.

Creek first, buildings second. Maxwells Creek shaped every decision about where built form sits, how podiums meet the ground, and how terraced edges draw the landscape in. Through-site links invite community and nature to permeate the precinct, connecting to a ground plane conceived as active public interface: adaptable tenancies, generous glazing and deep awnings supporting daily life as the neighbourhood matures.

A supermarket, library, childcare, wellbeing centre and community spaces sit at the heart of the precinct. Site 5 introduces co-living formalised under NSW's Housing SEPP, completing a genuine spread of living typologies. Each site reads individually while holding together as a whole. Façade design, floorplate orientation and natural ventilation are calibrated for long-term environmental performance across a precinct of this scale.
