Building and Zoning Department

Agendas, minutes, and recordings of zoning meetings can be found on our website at www.bexley.org/meetings. Agendas for upcoming meetings are posted a few days before the meeting.

Permits are required for air conditioning and heating units, electrical and plumbing work, construction (additions to buildings and remodeling - which are further subject to approval by the Architectural Review Board or Design Consultant before a construction permit can be issued), demolition of structures, driveways, fences, yard light installation, sidewalks, swimming pools and hot tubs. If you need to schedule an on-site inspection, please fill out the online Inspection Scheduling Form, or call the Building and Zoning Department at (614) 559-4240. Please note that inspections only occur on Mondays thru Fridays.

The Architectural Review Board meets on the 2nd Thursday of each month. Applications are due four (4) weeks prior to the chosen meeting date. We recess in December.

The Board of Zoning and Planning meets on the 4th Thursday of each month. The applications are due six (6) weeks before the meeting of choice, when a recommendation from the Architectural Review Board to the Board of Zoning and Planning is required. We recess in December.

You will be advised that incomplete applications will be removed from the agenda until they are complete. If this is the case, you will be contacted directly.

Category 1: Minor Exterior Changes

Principal or accessory structures in residential districts are subject to review and approval by the Residential Design Consultant and/or the Zoning Officer. Theses types of applications do not need board approval. There are two types of minor architectural review applications (MA), depending on the work you are doing to your structure:

MA #1: New roof, windows, and siding
MA #2: Decks and garages

Category 2: Major Exterior Changes

Principal structure changes including additions, porch enclosures, demolitions and new single-family dwellings are all subject to the Architectural Review Board (ARB) approval.  Recommendation to and review and approval by the Board of Zoning and Planning–in the case of a Variance, Special Use, or Conditional Use requests–by submitting a Board of Zoning Appeals and Planning (BZAP) Review Application.

Community Planning is accomplished by the Building Department. The Zoning Officer and the City Planner work closely with the Bexley Architectural Review Board and Board of Zoning and Planning to guide the community. Commercial development is regulated by Design Guidelines that requires all changes to the exterior of a property to meet the guidelines reviewed by the Architectural Review Board, and meet the zoning code reviewed by the Board of Zoning and Planning.

The Building and Zoning Department is responsible for enforcing the Building Maintenance Code. This code establishes a minimum standard that structures and exterior property are to meet.
