Obtaining Planning Permission can often seem like a daunting and confusing process. Each Local Authority has their own individual ‘Development Plan’ with numerous and varying policies, and navigating your way through this can be both stressful and time consuming.

New Space Architecture aims to eliminate any uncertainty by drawing on our wealth of experience and expertise as a planning consultancy in Exeter, dealing with all aspects of any necessary application. We will prepare and produce detailed planning drawings, comprehensive design and access statements and call upon our network of experienced consultants to provide any other supporting information that may be required depending on the nature of your project. What types of planning application are there?

There are a number of different planning application types that can be made, depending on the size and scale of the proposed development. The most common of these are:

  • Householders Planning Consent
  • Full Planning Consent
  • Outline Planning Consent
  • Reserved Matters Application
  • Permission in Principle
  • Listed Building Consent
  • Lawful Development Certificate (LDC)

The application types cover a wide range of possible consents and in some case you may have to apply for more than one type of consent. For example if your property is listed building or you wish to build within the grounds of a listed building then you may have to apply for householder planning consent listed building consent.

Do I need a planning consultant?

Not always. For many straightforward projects, your architect can manage the planning process and prepare a strong application. A planning consultant is typically only needed for more complex, sensitive or high-risk proposals where additional policy expertise and strategy can improve the chances of approval.

What timescales are involved?

Once a planning application has been submitted the normal decision period is 8 weeks from validation. If during the application process further information is requested or the local authority require more time to make their decision then an extension of time can be agreed.

In some cases a detailed planning application may not even be required as your project may be lawful under ‘permitted development’ regulations or a prior approval, such as a Class Q barn conversion. In these cases a comprehensive knowledge of the various application categories is essential in presenting your project in the correct way and can be the difference in gaining consent or not.
