We own 550 acres along the Shenandoah River. The property is zoned timber (i.e. “in land use”) and has very low property taxes.
This property is also one of the larger parcels with no conservation easements - we can do what we like.
If you can find a similar property with low carrying costs and flexible zoning, it gives you tons of optionality. You can enjoy it in its natural state as we do, you can develop it, you can hold onto for generations without spending a ton of cash to keep it.
My kids always ask “will we own this one day?” And I say yes.
