ON THE TRENDING Tweet of ₦5million quoted beautiful Thai style 6x7m 2-Bedroom elevated floors Flat on YouTube. I redesigned it to establish exactly the finer details and reality of delivering on the said mandate as was promised. My proposed Floor plan is attached.

You asked for it and finally, it's here. The Basic Cost Summary of the Viral Elevated Floor 2-Bedroom Flat Thai-inspired design. We made few adjustments though, and converted the lower floor to an oversite concrete (German floor) instead of a suspended floor. Rooms now ensuite.

By my estimation, factoring the quality of finishing materials used, it is realistically possible to deliver this project profitably at ₦15m in a Strip Fdn. But equally possible with ₦10m if the multiple elevated floors are eliminated and converted to unified "German flooring"

I am clearly part of the problem, cos all my 3 lines are all MTN. Globacom has never impressed me with the quality or reach of the network. I meant no offense, but they need to do better to attract more customers. My advice, they should spend less on bankrolling their

If you look closely, you'll notice that the lower floor is also elevated, not just the bedroom floor and that means another reinforced concrete slab (i.e. decking in layman's language). I can tell this is a conventional construction model with my experience in alternative models

Saying he can replicate the structure at the same cost across the country cannot be correct. Each Project budget is determined by; i) Soil texture: determine foundation type. The cost of building that structure on a strip foundation will be cheaper than Pad, and Raft for example

After some spatial analysis was carried out, it was clear that even the author of the YouTube Video got the 6x7m dimension he quoted wrong as well, and that will invariably affect his $7,500 estimate. This shows the vlogger also had no clear knowledge of the design in question.

Saying alternative materials will make it cheaper is not completely correct. I have quite some experience in the use of alternative materials like Cement boards, Shipping containers, PU Insulated Panels, Steel Fabrications, and Aluminum Composite materials, etc.

ii) Location: determines the cost of materials and general haulage. E.g. Hauling to Maiduguri or buying materials locally there will be higher than Kaduna or Lagos. Access to water in Enugu will be far more expensive than in Jos, etc iii) Workforce Logistics: Lodge, Food, etc.
