What stage should we contact you for advice?

We believe in getting involved as early as possible. By carefully selecting the right architect and consultants, we can ensure the ideal team for your project type and provide a realistic assessment of costs and timelines before significant investments are made. The rise in residential construction costs post-COVID and Brexit—up to 50% in some cases—often leads to misaligned expectations among first-time clients. We're here to provide an honest, upfront perspective, saving you from any unexpected challenges mid-project. Our priority is setting clear, achievable goals from the outset, ensuring a smoother, more rewarding experience from start to finish.

What size of projects do you undertake?

We undertake projects ranging from £150,000 to £3 million, specialising in bespoke residential builds and extensive refurbishments. We also enjoy creating luxury swimming pools and all accompanying features, enhancing each property with beautifully crafted outdoor spaces and unique additions that elevate the overall living experience.

What geographical area do you cover?

Based in the South Hams, we proudly serve the areas between Dartmouth and Noss Mayo/Newton Ferrers, extending to Teignbridge, Teignmouth, Ashburton, and parts of South Dartmoor. Operating within a 25-mile radius of our hub near Chillington, between Salcombe and Dartmouth, we focus on delivering our expertise to the local community we know and love.

Do you give early advice on costs and feasibility?

We do, and we take on this work for two important reasons: firstly, it offers a path to building rewarding client relationships; secondly, it allows us to provide honest, direct guidance, helping clients avoid unnecessary time, expense, and emotional investment in unfeasible projects. We often advise against proceeding if a project isn’t realistic, drawing on firsthand experience of the financial and emotional toll that poorly planned projects can take. For us, it’s a moral responsibility to steer clients away from potential pitfalls and ensure that every project is set up for success from the outset.

How do I know Welstead has the experience for my build?

Rory Watson, Welstead’s Managing Director and owner, brings a wealth of expertise from his 7 years working at Savills PLC and has been a Member of the Royal Institute of Chartered Surveyors since 2004. Previously, he founded Capstone London Ltd, a construction company he led until its sale in 2014. Under Rory’s guidance, Capstone completed over 140 high-end bespoke residential projects across central London, including complex retrofits and basement construction in prestigious areas like Knightsbridge, Chelsea, and Notting Hill, often under listed townhouses. Many of these projects with contract values up to £4 million, were in collaboration with internationally renowned architects and interior designers.
