Executing a Cost Seg Study with Titan Echo
Following IRS Audit Guidance, Titan Echo breaks down the scope of a cost seg study into these three Components of Scope:
On-Site Verification (OSV)
Field Work (the OSV) is the first step in performing Cost Segregation. IRS audit guidance on Cost Segregation requires the verification of all assets to ensure they exist. You can learn how to do this through the Echo Learning Academy, and leverage the Echo mobile app to be thorough and efficient.
Construction Cost Estimating (CCE)
Titan Echo’s engineering team will use the OSV data and other documents to quantify each property component and its associated costs in relation to the total cost of the property to calculate “Reconstruction Cost New” (RCN). This is critical for building a defensible cost seg analysis.
Legal Analysis (LA)
After the Echo engineering team has completed the CCE, LA is the process of evaluating each component under current Cost Seg Body of Law. If you’re a CPA or tax attorney, you could choose to do this. Otherwise, Titan Echo will complete the LA for you.

The cost to run a cost segregation study leveraging the Echo Solution is based on two factors:

The total basis of the depreciable asset(s) in the project
The larger the project, the more work there is to do. Fortunately, our pricing model has economies of scale, as the project basis increases. In addition, for smaller projects (with a basis less than $500,000) we can offer a very cost-effective “EchoLite®” solution.

Who is doing which Components of Scope?
If you’re an investor, and you’re looking to save money on a quality cost seg study, plan on doing the OSV work yourself. Titan will then complete the CCE and LA components, and deliver a completed study for you.
If you’re a CPA, consider doing the OSV and LA components on the projects you’re running for your clients. Don’t worry, Titan’s got your back on the CCE engineering component (and we can train you on the LA component as well).
Of course, if you’re looking for a turn-key solution, you can direct Titan to do all three Components of Scope for you.
