Miami is known for its luxury waterfront properties and recently Ozinga was able to work on a particularly special project at 57 Ocean in sunny Miami Beach, Florida. Ozinga, in partnership with Tekton and Moss & Associates, poured 20,000 cubic yards of ready-mix concrete to build the post-tension structure.

While the finished product is beautiful, the project wasn’t without its logistical challenges. The pour site was situated in the middle of a busy residential district with limited space for a large concrete truck. Ozinga had to work with the customer to ensure the concrete was poured as quickly as possible to mitigate any negative effects on surrounding neighbors and traffic.

The ready-mix concrete also needed to adhere to a strict maximum W/C ratio for the exposed slabs, as well as stand up to modulus of elasticity (MOE) requirements for buildings of this height. Ozinga utilized a high-range water reducing admixture to minimize the amount of water necessary to reach the desired slump, and an additional admixture called Penetron to lower permeability. The finished product was able to fulfill all the necessary strength and slump requirements.

The newly-built 20-story luxury condominium high rise sits on a 1.4 acre site and boasts a basement garage to accommodate 71 residential units, a private spa, two infinity swimming pools and a library.

A tight work area and special mix requirements for a post tension structure could’ve made this project a nightmare, but Ozinga worked with the client make sure the finished product was something both parties could be proud of.
