Our Story
Hans and Doug first met as passive investors in a 2009 multifamily deal in Dallas, TX—the first multifamily investment for both of them. When the project began to falter under poor management, the LP’s voted out the sponsor and asked Hans and Doug to step in and take over asset management. They brought in the right management team, stabilized the asset, and ultimately delivered a profitable exit. The experience forged their partnership and shaped Box Wilson’s investment philosophy—prioritizing downside protection, disciplined execution, and investor alignment.
Our Philosophy
Prioritizing Downside Protection We approach every deal with a risk-first mindset. Each opportunity is extensively stress tested before we commit, and we provide investors with a detailed, deal-specific scenario analysis — not a generic one or two variable model, but a multi-dimensional stress test with the knobs that actually matter for that asset.
Disciplined Execution Hans and Doug personally review all quarterly financial statements and hold direct Q&A sessions with our operating partners on any items that are unclear or trending below expectations. We have also implemented Excel and AI-based tools to surface trends and flag anomalies early. Customized weekly and monthly reports keep us actively informed on property-level changes.
Investor Alignment We co-invest pari passu alongside our investors in every deal. When partnering with a new outside operator, we typically invest personally alongside them first to build confidence in their approach before bringing the opportunity to our investors. We structure deals to avoid double waterfalls and double fees. Our interests are fully aligned with yours.
Team
Box Wilson Equity is led by a small, focused team with deep experience across real estate acquisition, asset management, and capital markets. Our partnership was formed through firsthand experience—navigating both successes and challenges—which continues to shape how we evaluate risk, structure investments, and manage assets today.
We believe strong outcomes come from alignment, accountability, and active involvement. The team invests alongside our investors in every deal and remains engaged throughout the life of each investment, working closely with operating partners to oversee performance, manage risk, and drive value. This hands-on approach, combined with disciplined underwriting and transparent communication, allows us to act as thoughtful stewards of investor capital across market cycles.
