PAT Testing For landlords

PAT testing for landlords helps property owners demonstrate that the electrical appliances provided within a property remain safe. While Portable Appliance Testing itself is not specifically named in legislation, landlords do retain a legal duty under the Electricity at Work Regulations to ensure appliances are safe, which makes PAT testing for rental properties a recognised way to evidence compliance.

Structured rental property PAT testing helps identify faults that may not be visible during routine checks, but if not fixed, present a fire or electric shock risk. HMO PAT testing is crucial for properties where multiple people live, as higher occupancy levels increase appliance usage.

Our PAT testing landlord services provide proof of due diligence and reduce liability exposure.

Commercial PAT Testing in Schools, Colleges & Universities.

Planned PAT testing in schools helps ensure that classroom technology and catering appliances are safe for use by students and staff. Effective school PAT testing combines visual inspections with electrical testing as part of a detailed risk assessment. This is particularly effective when high-use of equipment, such as desktop computers are in play.

Larger estates benefit from coordinated university PAT testing, where electrical assets are often distributed across multiple buildings and departments in a city or region. No matter the size of the estate, structured PAT testing for university campuses supports vital safeguarding responsibilities.

Multiple-Item PAT Testing For Offices

Office PAT testing supports employers in maintaining safe workplaces that include large volumes of IT equipment and kitchen appliances that are in constant use day to day. Effective PAT testing for businesses involves inspecting new portable appliances the moment they arrive and scheduling them for regular maintenance thereafter.

For those sourcing PAT testing for businesses, the priority is often seamless multi-site coverage with minimal impact on daily output. A proactive, planned testing schedule is the most effective way to prevent the costly operational delays that stem from sudden equipment failure

A PAT (Portable Appliance Test) checks the safety of your electrical equipment.

Portable Appliance Testing (PAT) is also referred to as Electrical Equipment Testing (EET).  It ensures that your appliances are fit for use and reduces the risk of electrical accidents. PAT was updated to EET testing in the 5th Edition of the IET Code of Practice for In-Service Inspection and Testing of Electrical Equipment.

As a business, you have a duty to ensure electrical appliances are safe.

This responsibility is outlined in the Health and Safety Executive (HSE), The Electricity at Work Regulations 1989, and the IET’s 5th Code of Practice.

There’s no set schedule for testing as PAT Testing is based on risk assessment. However, for best practice, electrical inspections should be considered at least once every 12 months as part of an electrical maintenance routine.

Remember, even if your insurance policy doesn’t specifically mention PAT Testing, there’s still a legal duty to protect employees, customers, and the public. Regular testing helps make sure your equipment is safe and compliant with industry standards. Whether it’s your workplace kettle or computer, you’re still responsible for making sure they’re safe for use.

We can support Duty Holders and Facility Managers across various industries.

Whether you need electrical items testing in bulk or your business spans across multiple sites, we’ve got you covered. Our team of engineers can provide portable appliance testing outside of peak operational hours and prioritise shutdown periods to reduce disruption to your business.

We provide EET Tests across several commercial premises such as:

Frequently asked questions

Is there a minimum item requirement?

As a specialist large-scale provider of PAT Tests, we would advise that you have a minimum of at least 150 items for electrical equipment testing.

How often should PAT Testing be done in schools?

PAT Testing in schools is based on the duty holder’s risk assessment, for best practice this should be conducted at least once every 12 months. High-use equipment such as whiteboards, projectors, and computers, may need more regular checks. Many schools choose to conduct testing during shutdown periods, like summer holidays, to minimise disruption.

How often should PAT Testing be done in an office?

As with any workplace, office PAT Testing depends on the Duty Holder’s risk assessment in line with the Electricity at Work Act. The biggest consideration is how often equipment is used.

High-use items like printers, computers, and kitchen appliances may need more regular testing, while less frequently used devices can be tested less often.

All electrical appliances within a commercial setting should have annual PAT Testing at least once every 12 months for best practice.

BES Group Electrical specialises in PAT Testing for offices, especially if your company has several sites across the UK and ROI. Contact us for a quote today.

How long does a PAT Test last?

The duration of a PAT Test depends on the number of assets being tested and your operational schedule. Testing can be quicker and more efficient if done during shutdown periods or quieter times to minimise disruption.

We’ll conduct thorough testing while limit disruption to your business as much as possible, such as conducting testing outside of regular business hours or during off-peak times.

What are the risks of not PAT Testing?

Failing to PAT Test electrical equipment can lead to serious risks for your team and business, including:

  • Electrical fires: Faulty equipment can cause electrical fires if issues are not identified through regular electrical equipment testing.
  • Electrical shocks: Untested appliances can be hazardous, leading to electric shocks that put your employees at risk.
  • Injuries: Malfunctioning equipment can cause burns, cuts, or other injuries, endangering anyone who uses them.
  • Downtime: Faulty appliances can halt operations, resulting in costly downtime and lost productivity.
  • Legal liability: If someone is harmed due to untested equipment, your business could face legal consequences, including expensive lawsuits and penalties.

Who can do a PAT Test?

Your PAT Tester must be a qualified individual with the skills to perform both visual and physical tests on your appliances. They should be trained to use the necessary equipment and able to interpret the test results accurately. If you need EET Testing, get in touch with our experts via our contact form and we’ll be happy to help.

What is PAT testing in schools?

PAT testing in schools is the process of inspecting and testing portable appliances to ensure they’re safe for use in line with the IET Code of Practice and the Electricity at Work Regulations 1989.

The frequency of PAT testing in schools is based on risk assessments and how often the equipment is used. Many schools schedule testing during holiday periods to minimise disruption while maintaining compliance documentation.

Is PAT testing a legal requirement for landlords?

It’s not specifically named as a legal requirement, though landlords do have a legal duty under the Electricity at Work Regulations 1989 and the Landlord and Tenant Act. In furnished properties, this means landlords should supply white goods that are in a safe condition. PAT testing is widely recognised as a practical way to demonstrate that these obligations have been met.
