Day 1:
One of my earliest childhood memories in my parents store:
Guy comes in asking how much something costs...
My dad: "$10"
Guy: "In the other store its $8"
Dad: "Why dont you go there?"
Guy: "They're sold out"
Dad: "When we're sold out, its $5"
All the numbers are in and the books are closed.
Here's the breakdown of the $4,222,265 in hard costs to build this 17 unit building in NYC:
Demolition - $53,000
Site Logistics - $129,220
Foundation + Superstructure - $1,121,560
Framing - $323,055.00
Roofing - $67,375.00
Our cost to build: ~$350k/unit
Affordable housing project next block: $725k/unit
And ours includes paying for land while theirs doesn't.
If the government actually cares about building more and affordable housing, they need to radically change how it happens...
