Today Lucy and I became American citizens 🙏
This amazing country has educated me, backed me in founding & scaling @Zumper, and delivered my two wonderful kids
I am proud to be a small part of its future. Let’s go!
🇺🇸
In the backdrop of the tragic George Floyd news, there's a big demographic trend happening in San Francisco
All this talk of people leaving SF for a future of remote work is now backed up by hard data
SF 1BR rents were ⬇️ 9.2% YoY in May via @Zumper
Our @Zumper July U.S. rent report is in.
The results are remarkable, especially in the Bay Area.
For the first time ever SF rents are down *double digit %s* year on year (June '20 vs June '19) 😱
SF 1BR rents ⬇️ 11.8%
Our September @Zumper rent report is out
The YoY drop in San Francisco this month is pretty seismic, a far steeper fall than we've reported before
SF 1BR rents ⬇️ 20.3%
You can now get a 2 BR apartment in SF ($3,500) for less than the price of a 1BR apartment a year ago ($3,700)
Can you believe it used to be $3,700 for a 1BR? 🤯
I contacted @LondonBreed to discuss how to keep our SF employees safe. No reply
I contacted @FrancisSuarez to explore opening a new office in Miami. Reply within a few hrs
To be clear - I did not feel entitled to a reply from either
But it’s telling who did/didn’t respond
Nothing to see here, just a historic San Francisco Victorian home coming down the street! Today it’s being moved 6 blocks for more than $400,000. It’s old location near Turk and Franklin will soon be home to more than 60 apartments.

Even more staggering are drops in the South Bay near Google & FB campuses, who have been increasingly telling employees that remote work is part of the future
1BR rents there were down:
⬇️ 15.9% in Mountain View
⬇️ 14.1% in Menlo Park
⬇️ 14.3% in Cupertino
⬇️ 10.8% in Palo Alto
I know there's a lot of hype about Miami & Austin as future tech hubs
And I know some people think it's just a couple of people moving
But it's real
Here is week on week @Zumper message trend data by city (from millions of people):
🌴 Miami: +36%
⭐️ Austin: +23%
🌉 SF: +6%
This time last week I tweeted about the ⬇️11.8% yoy SF rent decline using our @Zumper data
It felt like a real tipping point. This was a historic inflection
Some of you asked about how the price drops broke down across neighborhoods. Here you go

Here's our final @Zumper rent trends update of 2020, and what a year it's been
1BR YoY median rent prices in the 2 most expensive US cities continued their historic slides in Nov:
SF ⬇️ 22.6% (vs -20.7% last month)
NY ⬇️ 16.8% (vs -15.0%)
