- Malta voted to have parliamentary representation, integration into the uk, with a devolved government, but uk handling home, foreign, defence and taxation affairs. Didn’t just vote to remain British but to integrate. We gave it independence anyway, decolonisation went too far.
- The Duchy of Cornwall is building housing in Cornwall and Kent, following traditional architecture, expanding on the successes of Poundbury. The NIMBYs will try to stop them, but its royal land, hopefully they meet their 120 houses a year target in Kent and God Save the King.

- If they’re the best you don’t need zoning to force them into creation, rather demand will produce them. And even if they are the best, having a shop in walking distance is very good too so you shouldn’t have seas of single family zones without mixed use.
