You won't.
The reality:
Average homeowner moves every 9-10 years
Most refinance 2-3 times before that
Almost nobody pays off a mortgage by making 360 payments
Your mortgage is a temporary financing
My buddy got an offer yesterday: $380k on a $549k listing.
Escalation clause: Up to $385k.
Financing: FHA with 3.5% down.
Contingencies: Inspection, appraisal, financing, and sale of their home (not listed yet).
Closing: 90 days.
Requested credits: $15k for 'anticipated
SELLER AT LISTING APPOINTMENT: I know what my house is worth. I've lived here 30 years. I want $825k and NOT A PENNY LESS.
APPRAISER 3 WEEKS LATER: $710k and that's generous. The kitchen is from 1994 and you have wood paneling in the basement.

So Dave Ramsey says, "A monkey could sell a house..."
But then he charges Realtors a 28% referral fee, $3k setup fee, and $500/month for leads.
I followed his advice to get out of debt when I was younger, but this is hypocrisy.
