Twenty-five office-to-residential conversion projects are underway in downtown Chicago as of June 2026 — more than the last 20 years combined. Valued at $1.8 billion, the 3,900 units are repurposing approximately 4 million square feet of underutilized commercial space.

Eligible costs include planned transportation and utility upgrades, a riverwalk and parkland. Located on the north half of the former Lincoln Yards site, the $3 billion Foundry Park project includes up to 3,737 residences and 970,000 square feet of office, retail and hotel space.

CDC approved up to $201.6 million in TIF for $234.9 million in proposed public infrastructure and open space upgrades on a 31-acre site at Southport Avenue and Cortland Street in Lincoln Park as part of JDL Development and Kayne Anderson's Foundry Park mega-project.

A $23 million mixed-use project was selected as the winning proposal for .84 acres of vacant land in Auburn Gresham. Led by GonSosa Development, the 65,812-square-foot building includes 46 mixed-income apartments, 12,000 square feet of retail space and outdoor parking.
