Most communities already have overlooked capacity: vacant lots, underused parking, aging commercial corridors, oversized parcels, and small awkward sites. The issue is not just land scarcity. It is coordination. If we want more housing without endless sprawl, we need better ways to turn “possible sites” into buildable projects. Use the land we already have better.

We've moved from: * Typewriters to computers * Snail mail to email * Film to digital * Landlines to smartphones * File cabinets to cloud storage * In-person to remote everything We didn't just survive these changes. We LED them. My 50+ clients are: * Building AI strategies * Leading digital transformations * Managing cybersecurity initiatives * Running tech startups * Teaching younger colleagues new platforms The real irony is that we're the generation that conceptualized, designed, and built most of the technology everyone uses today. Here's what I tell my clients: Showcase that you defy the tech myths that surround experienced workers. * Highlight technical certifications/courses * Discuss how you use AI as part of your work * Share specific platforms/tools you use with results * Prepare examples of your tech expertise for interviews One more thing: You don't want to highlight your knowledge in the wrong ways. It's expected that you be able to use Microsoft Word, so you don't need to share that. Focus on the technology that sets you apart. If you've ever unjammed a copier or made a fax machine work, you already have what it takes to thrive in any tech environment. What "ancient" technology do you miss the most?

Projects are slow. Buildings sit underused. Infrastructure is strained. Public trust is thin. The challenge is not only building more housing. In some places, it is. In others, it is reuse, repair, financing, approvals, infrastructure, trust, or coordination. The bigger challenge is getting land, policy, climate goals, financing, community needs, and delivery to actually move together. Jeff Mariner shared thisADUs are one of the clearest examples of the gap between housing policy intent and housing delivery. Many cities say they want more accessory dwelling units. The policy logic is strong. ADUs can add gentle density, support multigenerational living, create rental income, help older adults age in place, and make better use of existing neighborhoods and infrastructure. But passing an ADU ordinance is not the same as getting ADUs built. A homeowner still has to understand feasibility, zoning, utilities, design, financing, permitting, contractors, timelines, costs, and neighborhood concerns. A city still has to manage information, expectations, review steps, public communication, and capacity. That is where many good housing ideas slow down or disappear. The challenge is not only whether ADUs are allowed. It is whether the pathway is clear enough for real people to move from interest to action. That is the kind of delivery gap I am studying through CivicRails. Housing policy creates the opening. Coordination helps turn the opening into homes.

Across the world, cities are sitting on underused parcels, vacant lots, stalled redevelopment sites, aging commercial corridors, surface parking, obsolete buildings, and fragmented infill opportunities that could become housing. But infill is rarely simple. It touches zoning, utilities, ownership, financing, community concerns, environmental constraints, permitting, design, infrastructure, and long-term public value. That is exactly where many good housing ideas stall. Infill housing is one of the most important opportunities in urban housing. But unlocking it requires better coordination, better evidence, and better shared visibility. That is where CivicRails can help.

Building 200,000 affordable homes and preserving another 200,000 is not only a policy challenge. It is a coordination challenge. Sites, zoning, inspections, financing, public housing, tenant protections, nonprofit partners, distressed buildings, resident trust, and public accountability all have to move through the same reality. The question I keep coming back to is simple: How do communities know what is actually ready to move, what is blocked, and what evidence shows progress? That is where housing delivery gets very real.
