Coral Springs Florida FAQs

Expand All
Is Coral Springs a wealthy area? +

Coral Springs is an upper-middle-class city in Broward County with above-average household incomes and multiple gated communities featuring $1 million-plus homes. Although it is not considered an ultra-luxury coastal market, the city is financially stable, family-oriented, and highly desirable. Despite a population of more than 130,000, traffic is typically more manageable than in many surrounding South Florida cities.

What is Coral Springs known for? +

Coral Springs is known for being a safe, family-friendly city with good schools, lots of parks, and a strong community feel. The neighborhoods are well kept, the streets are organized, the roads are wider than average and the city puts a big focus on green space and recreation.

Does Coral Springs have a downtown? +

No, Coral Springs does not have a traditional walkable downtown district with tightly packed shops and nightlife. Instead, the city’s main commercial activity is spread along University Drive and surrounding areas, where you’ll find a mix of national retailers, local boutiques, restaurants, and entertainment options. While some sections are walkable, most shopping and dining areas are designed for driving rather than a fully walkable downtown experience.

Are home prices dropping in Coral Springs, Florida? +

Home prices in Coral Springs have softened recently, with January 2026 median prices down about 11.5% compared to last year. However, long-term data shows significant appreciation. In 2020, the average single-family home sold for approximately $464,085, while current median prices are around $557,000 — an increase of roughly 20% over six years. While the market has cooled from its peak, home values remain well above pre-pandemic levels./p>

How far is Coral Springs, Florida from the ocean? +

Although Coral Springs closest beach is Pompano Beach with an average drive time of 25–35 minute drive, traffic on I-95 can extend that closer to 40 minutes. With a similar drive time, many residents choose between Hollywood Beach and Fort Lauderdale Beach. Hollywood Beach offers a more relaxed boardwalk atmosphere with easy beach access and casual dining, while Fort Lauderdale Beach tends to be more upscale and energetic, with higher-end restaurants and proximity to Las Olas Boulevard. Parking and congestion can be heavier in Fort Lauderdale, especially on weekends.

What are some hidden gems in Coral Springs? +

While many guides focus on larger shopping centers, Coral Springs also has smaller, local favorites worth discovering. J-Petal Ramen, Crepes & Bubble Tea is a casual go-to spot for ramen, crepes, and bubble tea. Another fun, low-key spot is Fyr & Ice Asian Fusion And Drinks, where guests can watch anime, play board games or Jenga, and enjoy Asian-inspired dishes in a relaxed setting.
