Turnkey Modular Buildings — manufactured in our factory, installed on your site

From design to occupancy, we improve your project performance through modular construction.

Design and Construction chaos is burning time and capital.

You’re already managing financing, entitlements, design and delivery to protect your pro forma.

But when every consultant, contractor, and supplier pulls in a different direction, it’s you who carries the risk.

You need a modular partner who simplifies the process and protects your pro forma—not one who adds complexity.

Clarity, control, and confidence in every phase
of your modular project

Modular construction fails without the right factory

Most modular factories weren’t built to deliver results in the field. Ours was. Here’s how we’re different.

What Developers Are Saying

Meea Kang, Developer, Grow Florin
"US Offsite’s collaborative approach and factory precision were pivotal in meeting our ambitious goals. Their team brought design insight, build expertise, and schedule discipline—all while staying mission-aligned.”
Eric Johnsen, CEO of R3
“It was shocking—in the best way. We had zero change orders through the entire project.”
Lane Carlson, Executive Director, Redding School of the Arts
“The quality, communication, and detail your team brought were far beyond what I’ve experienced with other builders.”

Turnkey modular delivery from design to project completion

Our team can handle design, factory build, transport, set and stitching, up to full GC scope based on project needs and existing team. No fragmented handoffs. No scope gaps between parties. Just one integrated partner aligned around your success.

Whether you’re developing affordable housing or building for sale apartments and townhomes, our flexible system and experienced team deliver the scale and precision you need to hit your pro forma targets and your timeline.

Modular Construction Doesn’t Work… Unless It’s Integrated

Modular construction promises faster timelines, cost savings, and predictable quality but let’s be honest: most projects never fully realize those benefits.

In fact, many fall apart entirely.

Designs are handed off to a factory that wasn’t part of the conversation. Scope gaps create conflict between field crews and factory teams. Savings vanish in a pile of change orders. The pro forma stops penciling. The GC walks. Sound familiar?

Modular Construction Doesn’t Work… Unless It’s Integrated

Modular construction promises faster timelines, cost savings, and predictable quality — but let’s be honest: most projects never fully realize those benefits.

In fact, many fall apart entirely.

Designs are handed off to a factory that wasn’t part of the conversation. Scope gaps create conflict between field crews and factory teams. Savings vanish in a pile of change orders. The pro forma stops penciling. The GC walks.

Sound familiar?

Modular construction isn’t broken. But it only works when the whole team is integrated from day one.

Why Modular Fails

We’ve seen the story too many times: A developer wants to go modular to save time and money. But instead of bringing their GC, design team, and factory into the process early, they push ahead with a traditional development model.

Designs are completed in isolation.

Assumptions are made about what the factory can build.

When the factory is finally brought in, the redesign process begins — costing weeks, eroding trust, and adding tens of thousands in unexpected fees.

Even worse, the factory might be completely disconnected from the set crew or GC, meaning there’s no shared accountability for the scope. What looked like a great budget on paper quickly balloons in the field.

Modular construction isn’t just a procurement method. It’s a delivery method. And unless your factory, field, and design partners are aligned, it can’t deliver what it promises.

Why Integration Is the Only Way

At US-Offsite, we’ve built our entire model around this hard-earned truth: modular works when the team is integrated.

That means:

  • Designers, factory, and GC working together from day one
  • Clear scope delineation across vertical and horizontal
  • Real-time constructability review and design iteration
  • One shared delivery plan and contract — not three conflicting ones

In other words: shared goals, shared timelines, shared accountability.

This isn’t just philosophy. It’s a proven system that’s helped our clients build faster, protect their pro forma, and avoid the chaos that plagues most modular builds.

What Integration Looks Like in Practice

Most “modular” projects fail because developers try to fit offsite manufacturing into a traditional construction process. It doesn’t work.

Here’s what our integrated model looks like instead:

1. We build vertical and horizontal scope together.

Factory savings mean nothing if the GC doesn’t know how to connect the modules on-site. Our GC team works in lockstep with our factory and manages everything from shipping and setting to MEP connections — or even the full build. That means no finger-pointing, no disconnect, and no blown budgets.

2. Our factory is run by builders.

We’re not chasing innovation for innovation’s sake. Our leadership team has years of boots-on-the-ground construction experience. We know what’s needed in the field because we’ve built it ourselves. And we run our factory to serve real construction realities, not just spreadsheets.

3. We embed modular thinking into every design decision.

We’re not an afterthought. From conceptual planning to finished design drawings, we help architects and engineers integrate modular logic into every aspect of the build — so you’re not reworking a design that was never buildable in the first place.

Why It Works

When modular projects succeed, it’s not because someone found the perfect factory. It’s because the right people were aligned early — with clear scope, shared goals, and a structure that rewards collaboration instead of conflict.

Integration doesn’t just reduce risk.

It unlocks the speed, savings, and quality modular promises — and protects your pro forma along the way.

If you’re planning a modular project, don’t just choose a factory.

Choose a partner who’s built the process to get it right.
