Chapter Alder is a new 15-story, 491-bed student housing community at the intersection of 13th Avenue and Alder Street, near the University of Oregon campus. Developed by CRG in partnership with Kenter Capital, the project places students less than a block from the university’s main gateway and within steps of academic, recreation, and retail destinations throughout West Campus.
Inspired by Eugene’s “Emerald City” nickname, the design centers on the concept of an Emerald City Treehouse. A textured, dark-green metal façade evokes the bark of a towering tree, contrasted by a warm brass-toned “heartwood” core that reveals activity within. These elements shape the building’s identity and culminate in a sculptural amenity level on the 15th floor, where indoor and outdoor spaces capture views of campus and the surrounding landscape.
Chapter Alder includes 133 fully furnished units in a mix of studio to five-bedroom layouts, each equipped with contemporary finishes, stainless steel appliances, in-unit laundry, and high-speed internet. The amenity package supports wellness, academic success, and social connection, featuring group and private study spaces, a fitness center, outdoor terraces, and a rooftop Jacuzzi with sauna and cold plunge. A welcoming entry sequence, activated by the site’s natural grade change, leads residents into a welcoming lobby, social stair, and library space for quiet study.
At street level, 2,200 square feet of retail strengthens the pedestrian experience along Alder Street, while secure parking and ample bike storage meet student mobility needs. Delivering ahead of the Fall 2027 academic term, Chapter Alder adds much-needed housing and introduces a bold architectural identity to Eugene, reflecting CRG and LJC’s growing national portfolio of innovative, purpose-built student communities.
