When you buy a home in Alberta, your lawyer handles two key registrations with the Alberta Land Titles Office:


  1. Transfer of Land - puts the property title into your name, this is part of the real estate law process and service for residential real estate
  2. Mortgage (or Charge) - registers the lender’s interest against the title

The mortgage registration is mandatory for the lender. It’s how the bank legally secures the loan against the property. These legal aspect of land ownership are handled by our office.

This registration happens on closing day, typically before or at the same time the mortgage funds are released. Whe buying or selling property, lenders won’t advance funds unless their mortgage is properly registered (or guaranteed to be registered).


Once registered:

  • You appear as the registered owner on title
  • The lender appears as a registered charge holder
  • The priority of the mortgage is established (important if there are multiple charges)
