Our ‘Architectural Timeline’ explains this process in a clear and visual way, giving a brief overview of each stage along with a likely idea of how long these might take. We hope this will help you as a reader to better understand the full design process, realise what necessary stages are involved and provide a practical idea of timescales to manage your expectations and assist with your forward project planning.
Stage 0 – Consultation
Project starts
The first step in pursuing any building project is to talk to an architectural consultant for advice on design, materials, logistics, processes, likely costs etc.
Stage 1 – Survey and Brief
Weeks 3 – 4
Following your confirmation and instruction to proceed with our services, the next stage is to undertake a detailed survey of the property in order to gather all critical measurements and information required for the project. In some cases where a more comprehensive survey is required we may recommend instructing a specialist surveying company to undertake this stage.
Stage 2 – Concept Design
Weeks 5-8
The next stage is that New Space Architecture will produce detailed design sketches based on our discussions following an in depth briefing meeting so we can really get to know you and your needs for your New Space. These can include multiple design options for the project and is an important part of the process.
Stage 3 – Planning
Weeks 9-17
If planning consent is required, we will prepare and submit an application to the local authority on your behalf. This will include scale drawings, a supporting statement and any necessary additional information required for your specific project. Once submitted there is an initial consultation period in which neighbours and other parties are invited to view the proposals and make any comments should they wish to do so. Any comments or objections received will not necessarily affect the outcome of the application and the planning officer will only take these in to consideration if they are deemed to be relevant.
Stage 4 – Technical Design
Weeks 18-22
The final application stage of the process is Building Regulations and Technical Design. This stage is all about the detail and requires the production of comprehensive construction drawings which will include everything necessary to demonstrate that your project will comply with current regulations. As part of this there will also be a written specification that accompanies the drawings and informs the builder and inspector how the construction should be undertaken. In addition, most building projects will likely have some sort of structural works required such as the removal of load-bearing walls or the creation of large openings that may require steel beams.
