Regency FAQs

Typically, 7 to 9 months, depending on weather and factors outside of our control. The timeline will increase if the home is 3000+ square feet.

  • Presale: The buyer chooses their neighborhood, lot, floorplan, and selections for us to custom build their home.

     

  • Market Home: A home pre-built with selections chosen by our team, and sold as “ready now” for buyers to purchase for a quick move-in. Not a presale. Sometimes referred to as a spec home. Market home and Spec home are the same thing.

Market Home - selections have already been made by design studio.

*Depending on when you write contract and get ratified, you may not see certain steps in the process. The home could be just getting started, in the middle of construction, or completed/Ready Now.*

Yes, once a community is sold out or almost sold out, we typically sell our model homes. There are some exceptions to this, so you can always call us at (901) 350-5050 to inquire about a specific model home.

No. Most customers rent an apartment or house while their home is under construction. Some customers also rent month to month if need be.

No. Your mortgage payments will not start until after the home is completed and you have closed.

  • 2% = Homes priced at $399,900 and under
  • 1.5% = Homes priced at $400,000 or more

No. Regency only sells homes.

Dishwasher, stove, & microwave.

Currently it is $2,500, $5,000, $10,000, and $20,000 depending on the community. 

Regency does not allow holds/reserves on homesites. The only way to ensure the homesite is yours is to pick a floor plan, sign a contract, and put down the required deposit.

No. Regency does not delay build times for any reason. Once the contract is accepted, building will start in one month as long as weather permits.

When purchasing a new home, your credit report will be pulled at the time of contract and again about half way through the building process. Whereas, purchasing an existing home only requires your credit report to be pulled once. This is because credit reports are only valid for 3-4 months.

We currently only build in our communities.
