Lee District Projects
Brightview Senior Living Center
Brightview Development is partnering with the Virginia Hills Baptist Church to propose re-development of the site to include a new church, child care facilities, and a continuing care facility. This would consist of 170 independent living units for seniors, a small number of assisted living units and memory care.
Kingstowne Towne Center
Halle Cos. has been approved to develop the 4.66-acre lot across from the Regal Kingstowne movie theater to replace 1.2 million square feet of previously entitled office, slated for the site with 714,600 square feet of residential development, or 646 units, across only two buildings. The proposed amount of retail is 9,900 square feet. Halle also committed to upgrading an adjacent 0.8-acre pedestrian plaza with seating areas, moveable tables and chairs for outdoor dining, a seasonal ice rink and seasonal water feature, a skate rental kiosk, a pergola, and street trees.
Oakwood Road Senior Housing
Arlington Partnership for Affordable Housing proposes to build an affordable housing multi-family development for seniors on Van Dorn Street near the Beltway. The project will have 150 units and open space.
Springfield Commuter Parking Garage
The Board of Supervisors approved design plans for the new SpringfieldCommunity Business Center commuter parking garage in July of 2017. The garage will be located on Old Keene Mill Road near Springfield Boulevard and will offer 1,100 vehicular parking spaces across six levels. The ground-floor level is designed to accommodate special events like farmer’s markets during off-peak hours and a 5,000 square foot portion of the upper deck has been reserved for a plaza space that can be used for community events. The design calls for a 200-foot-long pedestrian bridge over Old Keene Mill Road to connect the garage to Springfield Plaza and nearby bus stops. Construction will begin in the fall of 2019 with completion by early 2022.
Mount Vernon District Projects
Huntington Club Redevelopment
The 19.5-acre site adjacent to the Huntington Metro could be one of the largest projects in Northern Virginia, including townhouses, mid-rise condos, and apartments. The Board of Supervisors voted in January 2018 to approve a comprehensive plan amendment of roughly 533 multifamily units, 1,013 condominiums and 67 townhomes, nearly 450,000 square feet of office, 18,000 square feet of retail and 120,000 square feet of hotel. The plan suggests 200-foot building heights adjacent to the Metro station, tapering to the south and west to 55 feet nearest residential neighbors. IDI anticipated starting construction in fall 2019 and ending in 2030.
North Hill
Wesley Housing Development Corp. in partnership with Fairfax County will build 219 affordable housing multi-family rental units, 60 affordable housing units for seniors, 175 market rate townhomes and a 12 acre park.
Novus Property Holdings
The Fairfax County Board of Supervisors approved Novus Kings Crossing, a 350-unit multifamily development, for the intersection of Fairview Drive and Richmond Highway in 2018. A change in ownership is delaying the project with permitting and construction not planned to start until late 2019 at the soonest.
Riverside Apartments
Washington Real Estate Investment Fund plans to build five new residential buildings at the Riverside Apartments complex in Huntington with 767 new residential units. The redevelopment will also include new structured parking, a 12 acre park, trails along Cameron Run, and new amenities for residents.
Woodlawn Plantation
The National Trust for Historic Preservation which owns Woodlawn Plantation has applied for a Special Exception that would allow for the addition of other attractions and amenities to the site.The Woodlawn Plantation has been re-imagined as a multi-use destination that would include a farm-to-table restaurant and cafe, expanded educational programs, a year-round farm stand, an event venue, and interpretive trails that will extend to Frank Loyd Wright’s Pope-Leighey House.
7-Eleven with Gas Pumps
Fairfax County has approved the application to build a new 7-Eleven with gas pumps at 8526 Richmond Highway (Lukens Lane). The current store will be demolished and the new store and the pumps built. The new 7-Eleven would be approximately 4,000 square feet, while the attached retail space would be 2,400 square feet. The new 7-Eleven would be a prototype store, built with environmentally friendly products.
