Mold Only FAQs
After I clean mold off myself, it grows back. Why?
When mold is disrupted by cleaning, it releases tiny seeds (spores) that disperse into the air. After cleaning, the mold may be visibly removed but the spores are still present. If moisture is present from a water leak or elevated humidity, the mold spores will grow into new mold colonies. As a result, each cleaning spreads the mold problem causing regrowth. The key is removing the moisture. Properly removing the mold spores through filtration and treatment will prevent the mold from reoccurring.
What is the difference between mold removal and mold remediation?
Mold removal refers to physically eliminating mold from surfaces, while mold remediation involves a more comprehensive approach—identifying moisture sources, containing the spread, removing contaminated materials, and preventing future mold growth. At Mold Only, we focus on thorough mold remediation to ensure long-term protection against mold issues reoccuring in your home or office.
How do I know if I need a professional mold inspection?
If you notice a musty odor, visible mold growth, unexplained allergy symptoms, or recent water damage, a professional mold inspection is definitely recommended. Our team of experts at Mold Only use advanced moisture detection tools, air sampling, and surface testing to assess the severity of mold contamination. Afterward, we can better determine the extent of your mold issues and recommend next steps to removing the mold from your property.
What does Mold Only’s mold testing process involve?
Our mold testing process includes collecting air and surface samples to identify mold species and concentration levels. We send these samples to accredited labs for analysis and provide a detailed report with findings and recommendations for mold remediation if needed.
How quickly can Mold Only respond to a mold emergency?
We offer 24/7 emergency services for mold remediation in South Florida and can typically be on-site within hours. It’s no surprise that South Florida’s humid climate allows mold to spread rapidly, so our team acts fast to contain and resolve the issue.
Can I remove mold myself, or should I hire professionals?
Small mold patches on non-porous surfaces may be cleaned with household cleaners, but DIY mold removal methods often fail to eliminate hidden mold and moisture sources. Professional mold remediation ensures proper containment, removal, and prevention to stop mold from returning at your property.
Does Mold Only handle commercial mold remediation?
Yes, we do. Mold Only provides residential, commercial, and industrial mold remediation services throughout South Florida. Whether you own a business, rental property, or multi-unit building, our team of mold removal specialists are equipped to handle large-scale mold problems efficiently and affordably.
Will my homeowners’ insurance cover mold remediation?
When it comes to insurance coverage for mold issues, it depends on the cause of the mold. If mold results from sudden water damage (like a burst pipe), it may be covered. However, mold from long-term humidity issues may not be included. We can assist you with the required documentation to support your insurance claim.
What steps does Mold Only take to prevent mold from coming back?
We don’t just remove mold—we eliminate the conditions that cause it. Our team of mold removal specialists identifies and addresses moisture sources, applies antimicrobial treatments, and offers humidity control solutions to prevent future mold growth.
How long does the mold remediation process take?
The timeline depends on the extent of the mold contamination, but most mold remediation projects in South Florida take anywhere from a few days to a week. We can provide you with an estimated timeline after our initial mold inspection is completed.

Can Mold Only remove mold from HVAC systems?
Yes, we can. Mold in HVAC systems and air ducts can quickly spread throughout a property. We specialize in HVAC mold remediation, removing contamination from ducts, vents, and coils to improve indoor air quality and prevent reinfestation.
How much does mold remediation cost?
The cost of mold remediation in South Florida depends on the severity of the mold problem, the size of the affected area, and necessary repairs required to remove the mold. After our mold inspection, we provide a detailed estimate with transparent pricing to help you understand the scope of work required to get rid of mold at your property with thorough mold remediation.
Does Mold Only provide post-remediation verification?
Absolutely. After our mold remediation services are completed, we conduct post-remediation testing to ensure mold levels are back to normal and that the affected area is safe. We provide a clearance report for your records, offering peace of mind that the job was done right.
Are all types of mold harmful?
Many different types of molds exist, some estimate that there’s over 100,000 different species. Exposure to some types of mold may cause harmful effects (coughing, headache, sneezing) in susceptible individuals. Research has shown that exposure to mold can cause chronic allergy, but the exact immune response to mold is still under investigation and heavy debate.
How can I be exposed to mold?
Contact with mold by touching, eating, or breathing the mold spores or mold particles are common modes of exposure. Higher mold levels indoors increases the exposure level and may promote an allergy-like reaction. High exposure to mold can lead to an immune response against the mold particles. The degree of response varies from person to person.
How can I control mold growth in my home?
To control mold in your home, one needs to control moisture. You’ll need to check the areas where water may enter the home, like in the crawlspace or a roof leak. If you find moisture, fix it. Routine maintenance is a must. Also keep the humidity inside below 50%, above this level gives mold enough moisture to grow.
How do I know if I have a mold problem?
Mold typically appears as fuzzy masses, normally on building materials. Molds can produce smelly chemicals that may give a room a “musty” odor. Often times a mold problem begins as staining on ceilings or walls and progresses until numerous mold colonies are visible on the surface of the building material.
How does Mold get indoors?
For mold to grow indoors, it needs water and a food source. Homes are built out of wood and other porous material, like drywall. When these material become moist, from a leak, flooding, or high humidity, mold spores can germinate, grow, and produce more spores.
How much mold is harmful?
The level at which mold exposure becomes harmful has not been determined. Several factors complicate this:
1) Thousands of different mold species exist, each having a different capacity to produce an immune response or harmful effect.
2) Each person has a different reaction or immune response to mold exposure. Some individuals can accept high mold exposure, whereas for others the slight presence of mold can initiate a profound response (sinus, headache, fatigue, etc.).
3) Living mold, mold fragments, and even chemicals produced by molds (mycotoxins) can produce allergic responses. Because of these factors and the lack of scientific data on mold exposure, the level at which mold becomes harmful is undetermined. Due to the extensive mold sampling conducted by Mold Only, we have a general idea of mold levels found in homes not experiencing water, mold, health issues and the concentrations and mold species found in homes demonstrating severe mold problems.
Is Mold a concern with new homes in South Florida?
Mold is everywhere in South Florida, due to its humid climate. But due to poor construction practices, wet building materials, and/or poor ventilation, some newer homes have higher mold levels than some older homes.
When selling a home, how can one reduce liability associated with Mold?
Mold Liability is increasingly becoming a problem in the real estate market throughout South Florida. The basic problem occurs when a recent buyer or tenant discovers a mold problem and/or experiences health-related problems attributed to mold exposure. Lawsuits claim failure of the seller to fully disclose and represent the condition of the property. The best defense is to have the mold removed before you even think about selling your home in South Florida.

HIGHLY RECOMMEND! Mold Only is truly a lifesaving company! The dangers of mold, especially to someone with respiratory issues or compromised immune systems, can be terrifying. My son has asthma and had been coughing a lot, especially at night. This was to the point of needing his inhaler. We suspected mold and called a different company for an inspection. They poked around and said we were fine. Call it mom instinct, I needed a second opinion. We ended up having our air conditioning unit FULL of black mold. This was coating all of the air ducts as well. Having the entire system thoroughly cleaned and installing a state of the art filter with UV protection made an immediate and drastic difference!!!!
