Cast In Place, Cast in Place Deck, Garage, Post Tension (Elevated and SOG), Site Concrete, Slab on Grade

Description:

This project featured an unusually dense structural layout within the slab itself. Grade beams were integrated throughout the slab-on-grade, not isolated to select areas but running extensively across the footprint. That level of internal beam work required careful layout coordination and sequencing to ensure reinforcing, embeds, and post-tensioning all aligned before placement. 

Early in the project, progress was impacted by trade-related delays. City inspections tied to electrical work slowed production on the first elevated deck, and plumbing coordination delayed the initial pour by nearly three weeks. 

Rather than pushing these delays downstream, the team reworked sequencing and manpower once access opened back up. By tightening turnaround between pours and coordinating closely with other trades, Lithko was able to recover the lost time and finish on schedule, despite the early setbacks.

Safety and quality were standout elements of this project. Lithko’s safety performance was so strong that the GC used our team as an example for other subcontractors on site. 

The QC process also added value beyond our own scope. By identifying issues before pours, Lithko helped the GC avoid downstream impacts and maintain overall project momentum. This level of discipline and coordination reinforced trust and kept the project moving efficiently from start to finish.
