Before Design
Before we draw anything, we help you answer the important questions: What are you trying to achieve, who is this really for, and is it even feasible on your site, timeline, and budget?
Through conversations and workshops with you, your team, and (when possible) the people who will be using the space, we define what you truly need, not just what seems expected. We turn those insights into a clear design brief that keeps every decision anchored to what you feel matters most for the space.
At the same time, we do the early homework on your site, your space needs, and your funding. We study what’s possible and test different ways your project could take shape. We explore how big the project can reasonably be, what spaces should be included or left out, and where your investment will have the greatest effect. When it’s beneficial, we bring in research and lessons from similar mission-driven projects, so you’re not deciding in the dark. We also flag timeline realities and code requirements so you’re not caught off guard later.
The result: By the end of this step, you know what the process looks like, which spaces you actually need, and how to create your project on schedule and in budget.

During design, we present you with three to five design options and host interactive review sessions, so you have input at every step.
You don’t need to read blueprints to understand what’s being designed. We put you inside the design—through 3D renderings and virtual walk-throughs—so you’re reacting to what you see, not guessing from flat drawings.
We design around the experience you want people to have and the outcomes that matter most to your work. Spaces where students focus. Spaces where patients heal. Spaces where communities form. Before Construction
Before construction starts, we make sure you’re truly ready to build. We turn the approved design into detailed drawings and written requirements that clearly describe what’s being built and the quality you’re expecting. That clarity is essential for contractors to price the work accurately and reduce the gray areas that can turn into costly disputes later.
We then assist you in finding the right builder. That includes preparing a request for proposals, inviting three qualified contractors, answering their questions, comparing bids fairly, and teaching you how to look beyond the lowest number. Together, we evaluate who is trustworthy, who understands the project, who communicates well, and who is equipped to deliver the level of quality you expect. If bids come in higher than expected, we work with you and the contractor to trim costs carefully, adjusting size, finishes, or phasing, while keeping what matters most about the design. At the same time, we coordinate with engineers and work with the city on permits and approvals.
By the time construction begins, you have a builder you can trust, fair pricing, and a realistic understanding of cost and schedule.

Construction
Once construction begins, you need someone watching the work on your behalf. That’s us.
We visit the site regularly and check the work. We review every product and material sample before it’s ordered in bulk. We examine every invoice before you pay it. We flag problems before they become expensive to fix. If something is off, we require the contractor to correct it before moving forward.
Meanwhile, we field the constant flow of questions and approvals that come up during construction—contractors asking for clarifications, submitting fabrication drawings, proposing materials. We review all of it to make sure it matches the design and the quality you’re paying for. Throughout, we send you bi-weekly updates so you always know what’s happening, what’s coming next, and whether the project is on track.
When construction wraps up, we verify if everything you paid for has been delivered and completed properly. Together with you and the contractor, we walk the space, identify anything unfinished or not up to standard, and stay involved until those final items are addressed.

If anything is not working properly after move-in, we navigate next steps and coordinate with the contractor or vendors so issues are resolved without you having to sort it out alone.
