Is there a way to have hidden attributes in listing, so that sellers can add their own notes about the item such as stock location..? Only the seller should see them so they would be totally hidden from the public.

No but it should be doable with little bit of skills and custom fields. Easiest way would be to hide such custom field when logged user id <> item user id.
