We cover all 50 states plus Washington D.C. Our database includes tax lien states (like Florida, Arizona, New Jersey) and tax deed states (like California, Texas, Georgia). Coverage varies by county, and we're constantly adding more.

Our system automatically scans county websites and updates listings multiple times per day. Premium sale lists are enriched with property data, valuations, and parcel information as soon as counties publish them.

Our interactive Property Map shows all upcoming tax sale properties on a visual map. You can filter by state, county, sale type, price range, acreage, property use, and even owner location (find out-of-state owners). Click any property to see details and parcel information.

The Portfolio Manager helps you track your tax lien investments after you've purchased them. Log your purchases, track costs, monitor redemption deadlines, calculate ROI, and get automatic reminders before important dates.

Yes! Premium subscribers can export any sale list to CSV or download detailed PDF reports. This makes it easy to do your own analysis offline or share data with partners.

For enriched listings, we include: property address, assessed value, market value, land value, acreage, property use/zoning, owner name and address, parcel boundaries on a map, and links to county records. Availability varies by county.

Tax Liens 101

Tax Liens: You purchase the right to collect the delinquent taxes plus interest. The property owner has a redemption period to pay you back. If they don't, you may be able to foreclose.

Tax Deeds: You purchase the property itself at auction. You become the owner (subject to due diligence on title issues). There's no redemption period in most tax deed states.

Redeemable deeds are a hybrid. You purchase the property at auction, but the original owner has a redemption period (often 1-2 years) to buy it back by paying you the purchase price plus a penalty/interest. States like Texas and Georgia use this system.

Returns vary significantly by state and investment type. Tax lien interest rates are set by state law and range from 8% to 36% annually. Tax deed returns depend on your purchase price vs. property value. As with any investment, do your due diligence - not all properties are good deals.

Each county runs their own sales. Most require pre-registration and a deposit. Sales may be in-person, online, or hybrid. FastLien shows you upcoming sales with links to county registration pages. We recommend starting with online auctions as they're more beginner-friendly.
