At Fabricmax, we use market-leading Truckmount machines. Our £20,000 units employ steam cleaning combined with powerful suction for maximum soil and moisture removal. Typically, carpets are dry within around 3 hours. Upholstery can take 6–12 hours to fully dry, as we use gentler cleaning methods to protect fabrics. We recommend avoiding sitting on newly cleaned furniture for 24 hours to allow the fabric to settle properly.

We only use high-grade professional cleaning solutions from trusted suppliers, including Prochem, Solutions Cornwall, and TMF. All of our products are manufacturer-tested for safety. Cleaning solutions are applied via an in-line sprayer and then fully rinsed out, leaving carpets and upholstery in a neutral, chemical-free state. This ensures they are completely safe for children and pets, and also helps prevent rapid resoiling, which can occur when inexperienced cleaners leave residue behind. We also use a range of environmentally friendly and eco-certified products.

We have successfully handled many projects with challenging odours, including urine, smoke, and damp smells. Each of our vans carries a wide range of professional antibacterial odour-eliminating solutions that do more than mask odours—they neutralise them at the source.

Before treating any carpets or upholstery with persistent odours, we conduct a thorough inspection to determine whether the smell has penetrated the carpet backing, underlay, or furniture filling. In some cases, if the odour is deeply embedded, replacement may be necessary to fully resolve the issue.

Before cleaning any carpets or upholstery, we conduct a thorough inspection and record any damage or staining on a pre-work document, including photographs. We carry a full range of professional stain removal products to tackle most types of stains, including coffee, wine, tea, milk, and soft drinks. Fresh, untreated stains have the highest chance of complete removal. However, older stains or those that have already been treated—especially on certain fabric or carpet fibres—cannot be guaranteed to be removed, as there may be permanent damage. We always advise against using shop-bought or manufacturer-supplied stain removers, as harsh chemicals are often left on fabrics or carpets and cause further damage.

To date, none of our clients’ carpets or fabrics have suffered damage from shrinkage. Shrinkage is usually caused by incorrect cleaning procedures or, in rare cases, defective materials. We thoroughly test and inspect all carpets and upholstery before cleaning to prevent such issues. All of our staff are fully trained and experienced in every aspect of carpet and furniture care.

It’s true that many so-called professional carpet cleaners operate without insurance. Each year, we receive numerous calls from clients whose furniture or carpets have been damaged by unqualified providers—damage that is sometimes irreversible and impossible to claim for, particularly when the cheap provider has disappeared or refuses to resolve the issue. At Fabricmax, we hold a comprehensive, up-to-date commercial insurance policy with AXA, covering up to £5 million. Importantly, this includes protection for “damage to property being worked on.” In the highly unlikely event of any damage occurring during our work, both residential and commercial clients are fully covered. We are always happy to provide our insurance documentation upon request.

Many so-called professional providers have never undertaken formal training, which is essential for delivering a high-quality service. Carpet and upholstery cleaning techniques are constantly evolving, so up-to-date training is key.

At Fabricmax, our team are fully industry-trained experts. We have completed advanced courses in upholstery, carpet, and hard floor cleaning with Cleanspec in Cumbria, Cleansmart, and Tile Master. All staff are free from any criminal convictions and are DBS checked. We are happy to provide evidence of our training and DBS certification upon request.

A damp or “wet dog” smell usually only occurs when low-quality or underpowered equipment is used. Carpets that are over-wet or not properly extracted can remain damp for days, often resulting in unpleasant odours. At Fabricmax, our high-quality machines extract the majority of moisture, preventing this issue. As part of our standard procedure, we also add a freshening agent to leave your carpets with a clean, pleasant aroma.

At Fabricmax, we pride ourselves on delivering an excellent service the first time. If, for any reason, you are not completely satisfied, we guarantee to return and address the issue until you are happy with the results. We aren't happy until our customers are happy.

We use sliders for sofas, tables, and smaller units, which are placed under the feet to allow us to easily move furniture, clean underneath, and return it to its original position. For very heavy pieces, however, we do not move them due to the risk of damage to both the property and our operatives. In these cases, we clean around the furniture to ensure a thorough service while keeping everyone and everything safe.

The short answer is no. We frequently hear from customers whose carpets have been left soaking wet after using hired machines. Carpets can take a long time to dry, particularly when the underlay absorbs moisture, leading to issues such as shrinkage, lingering odours, and even mould. Supermarket hire machines are typically underpowered and simply cannot deliver a professional finish. By contrast, the vacuum motors on our high-powered professional machines extract the majority of moisture immediately into a separate recovery tank, eliminating these risks. When it comes to carpet cleaning, it’s far better to hire a professional than a machine.

If a carpet cleaner is offering to clean a room for £10, you should not expect a professional service. Running a genuine carpet cleaning business requires thousands of pounds of investment in high-end machinery, specialist training, and quality cleaning solutions. Those charging rock-bottom prices simply cannot afford to operate at this level. Instead, they rely on cheap hired machines, poor methods, and low-grade chemicals, which result in carpets that are badly cleaned and quickly look dirty again. In carpet cleaning, as with most things, you really do get what you pay for — and cutting corners on price nearly always means cutting corners on quality.

Our technicians are fully trained to recognised industry standards and regularly attend ongoing courses to keep their skills and knowledge up to date. Before any cleaning begins, we thoroughly inspect and test all carpets to identify potential issues such as texture change, shrinkage or colour loss. Pre-existing damage or staining is carefully documented and photographed, and where required, paperwork is signed by the client before work commences.

At Fabricmax Leeds, we follow industry-standard cleaning processes and best practices to ensure your carpets and fabrics stay cleaner for longer. Our premium cleaning agents are carefully applied and then thoroughly rinsed away, leaving fibres in a perfectly pH-balanced state. We never apply cleaning solutions directly from a machine and leave them behind on carpets or upholstery. In some cases, low-moisture or dry-cleaning methods may be used, and these follow slightly different processes. We always explain these clearly before starting any work, so you know exactly what to expect.

Thanks to our high level of expertise, we are able to use the full range of professional cleaning techniques and equipment. For carpet cleaning, we typically operate a top-spec Chemtex Panther Truckmount machine (valued at £20,000), which delivers powerful steam cleaning capabilities. For upholstery and carpets in areas with difficult access, we use high-power Airflex Mini machines from Cleansmart, also with steam functionality. Delicate or moisture-sensitive fabrics are carefully dry cleaned or treated using very low moisture methods by hand, ensuring no risk of damage. Most modern synthetic carpets and fabrics are cleaned using hot water extraction, which provides a deep and thorough clean.

Certainly not. Fabricmax, takes great pride in caring for our clients’ valuable homes and furnishings. We use state of the art, non-drip hand tools for upholstery cleaning, which prevent overspray and ensure surrounding areas remain dry. During carpet cleaning, protective corner guards are placed to safeguard skirting boards, and waterproof sheeting is used when cleaning furniture to avoid any risk of damage.

This is quite a rare phenomenon but can occur so it's worth putting as a FAQ. When carpets or upholstery are heavily soiled as the layer of soiling is being removed it is possible that pre existing damage and stains can now be seen. Until we clean very heavily soiled items it's impossible to know what is going on under the soiling, so it's worth bearing this in mind! We aim to remove all old stains and watermarks from carpets & upholstery but if it has been present for any length of time it is possible that fabric or carpet fibre damage has occurred. Cleaning processes do not correct damage.
