COADY Architects, as part of a PM-led team, led preparation of the Masterplan for the redevelopment of the Opera Square site, which formed a framework for the basis of a planning application granted by ABP in 2020.

Opera Square is a 2.35 hectare development which balances the conservation of significant Georgian architecture with the introduction of approximately 45,000sqm of mixed-use new build.

Project Overview

COADY Architects were appointed by Limerick Twenty Thirty for the first phase of the development, One Opera Square, an office building on the corner of Michael Street and Ellen Street, and for the excavation and construction of a basement carpark serving the wider Opera site.

The overall vision for Opera Square integrates contemporary design with heritage preservation, all centered around a substantial civic plaza. Key elements of the development include a 14-storey office tower, a dynamic new library designed to serve as Limerick’s ‘living room’, a hotel, as well as residential, leisure and workspaces.

The Design Team led by COADY Architects were novated to the main contractor John Sisk & Son for the design and delivery of this first phase of the Opera Square redevelopment. This phase comprises a six-storey, 15,165sqm premium Grade A office building with extensive End of Trip facilities (bicycle storage, changing rooms, lockers, drying areas) at basement level and retail and café/restaurant units on the ground floor, opening onto a new public plaza. It also includes a 10,000sqm basement that links to all future buildings on the site, including the planned 14-storey tower. COADY led the coordination of the full design team and collaborated closely with teams responsible for the detailed design of adjacent blocks.

The building is targeting several top-tier sustainability and performance certifications, including nZEB (Nearly Zero Energy Building), LEED Platinum, WELL Platinum, and Wired-Score Platinum.  One Opera Square is being developed for Treaty Stone Partnership, a joint venture between Limerick Twenty Thirty and the Irish Strategic Investment Fund.

Construction began in Q1 2023, with project completion expected in July 2025.
