1. About Serviced/MANAGED OffICES
What is a serviced/managed office?
A serviced/managed office is a fully equipped, furnished, and managed workspace that’s ready for immediate use. Think of it as a turn-key office solution for businesses.
Where are your business centres located?
All of our business centres are located in Dublin’s city centre close to all major public transport links.
2. Costs and Fees
What is included in the cost?
At Clearspace, we offer an ‘All-Inclusive Fee.’ As part of this fee, the rent, local authority rates, service charge, all utility costs, meeting rooms, high-speed IT, daily cleaning, furniture, pre-planned and reactive maintenance, beverages (tea and coffee), reception services, security, and 24/7 access are covered.
Is there a deposit?
Yes, at Clearspace, we always request a 2-month deposit prior to any client moving into one of our properties.
How does invoicing/billing work?
Your license fee is due on the 1st of every month, and you typically receive your invoice 2–3 weeks prior to this. We can also accommodate companies that prefer to pay quarterly or annually.
Are there any additional costs?
No, at Clearspace, we pride ourselves on having an ‘All-Inclusive Fee,’ so there are no hidden extras or charges. We also do not charge setup fees.
3. Flexibility and Growth
How long is a typical contract?
The lease terms can vary widely depending on the specific office space, but generally, contract lengths are a minimum of 3 months and a maximum of 5 years.
What happens if my company grows during the agreement?
At any point during the agreement, your company can expand into a larger office (subject to availability). There is no penalty fee to do this, and at Clearspace, we issue you with a superseding agreement.
4. Facilities and Amenities
Do you provide canteen services?
As part of your ‘All-Inclusive Fee,’ milk, tea, sugar, and bean-to-cup coffee machines are provided in all our premises. Oat milk can also be provided complimentary upon request.
What are your office hours?
Our business centres are open 24/7, 365 days a year. Our team is available Monday to Friday from 8 am – 6 pm.
Is there parking available onsite?
Parking is available at all of our properties. You can rent a car space by the month or for the duration of your License Agreement.
What internet speed is available?
At Clearspace, we provide a minimum of 1GB dedicated fibre in all of our locations.
5. Meeting Rooms
How do your meeting rooms work?
At Clearspace, meeting room usage is included in your monthly license fee. You can book meeting rooms in any one of our communal buildings via an app or by speaking to a member of the team.
