Our business model is simple: we buy vacant land in bulk and pass the wholesale savings directly to you.

How do I buy a property on CheapLands.com?

Buying land online with us is straightforward and hassle-free:

  5. Secure Your Land: We will confirm availability and send you simple, step-by-step buying instructions to finalize the purchase.

What guarantees do you make? Can I get detailed property information?

All of our wholesale properties are sold strictly “As-Is, Where-Is.” Aside from our two guarantees below, buyers are responsible for conducting all of their own research (zoning, utilities, building restrictions, etc.) prior to purchase.

Before any payment is made, we will email you the sales agreement and a copy of the exact title you will receive. We back every sale with these two ironclad guarantees:

  1. 100% Ownership Guarantee: You will receive 100% full interest of the ownership conveyed to us, making you the sole owner(s). If we cannot convey full interest, your purchase price will be fully reimbursed.

  2. No Delinquent Taxes: We guarantee there will be no prior year’s delinquent property taxes upon conveyance per the ad’s original posting date (unless a specific price reduction/agreement is made).

    ⚠️ Please Note: We do not guarantee if a property is buildable, its exact zoning classification, land use restrictions, or utility availability. We do not provide legal opinions on title access or easements. Exact boundaries can only be verified by a licensed land surveyor.

Am I required to research the land myself? How do I start?

Yes. To keep our prices at rock-bottom wholesale rates, buyers must conduct their own due diligence or hire a local real estate agent or attorney to assist them. We do not provide property surveys, soil logs, or perc tests.

How to research a property: You can research any property through the local county portal using its unique Parcel Number (APN). The parcel number is typically located on the last photo of our property listings. If you cannot find it, simply send us an inquiry and we will provide it to you.

Why does the property not have an exact street address?

Most vacant rural land lots do not have a numbered street address assigned to them yet. Street addresses are usually assigned by the city or county planning and zoning department only when someone applies for a building permit. If you require an exact address later, you can apply for an “E-911 address” through the local county assessment office.

How do I locate the property online and in person?

All maps displayed on our listings utilize official county mapping systems or reliable third-party mapping services.

📌 Important Note on Coordinates: If a listing states the GPS coordinates are “Approximate,” the exact boundaries are not legally verified and the property may not directly border the road. The only way to be 100% certain of exact property lines is to hire a state-licensed land surveyor.

How to Find the Land Using GPS Coordinates

📱 In-Person via Android Mobile Phones

  • Method 1 (Google Maps): Copy the GPS coordinates from our listing (e.g., 40.190151, -79.501959) and paste them directly into the Google Maps search bar. The app will pin the location and provide driving directions.

  • Method 2 (GPS Apps): Download a highly-rated coordinates application from the Google Play Store, such as “My GPS Coordinates,” to track your location in real-time relative to the property pins.

🍏 In-Person via Apple iOS (iPhone)

  • Follow the same steps as above using Apple Maps or download the Google Maps application from the Apple App Store. You can also download a dedicated GPS coordinate finder app from the App Store for real-time tracking while walking the property.

💻 Online via Desktop Web Browser

  1. Find the GPS Coordinates. This example is for GPS C 40.190151, -79.501959.

  2. Paste the exact GPS coordinates right after the forward slash / symbol annd delete the space after the comma.

  3. Hit Enter to view the exact location pin on Google Maps.
