Each occupancy sensor is located adjacent the entrance and exit of both lorry yard and carpark to register the vehicle movements arriving and departing. Displaying a live report on the reception dashboard for information.

Each air quality sensor registers the number of particulates within their zone and displays their findings on the reception Dashboard for information. This gives the management information on office air quality to conform to the WellBeing standards.

Temperature sensor located on suspended ceiling within the main office, registers the temperature throughout the day and reports on the differentials from the first to last shifts within the main office.

Each occupancy sensor located on the suspended ceilings of the reception and main office registers the personnel movements arriving and departing from the building, displaying a report on the reception dashboard for information. This could be beneficial to account for all personnel within the building in an emergency situation.

The dashboard is located within the reception area for easy viewing from all personnel entering the building. Information from all sensors is displayed as required to suit the customers’ requirements.

Humidity sensor located on suspended ceiling registers the relative humidity. This in turn will allow management to police the office environment and monitor that the optimum humidity levels are kept between 40% and 60% for personnel comfort.

Internal noise sensor located on suspended ceiling determines the internal DB levels within the office and displays on the reception dashboard. This allows the customer to monitor the situation and check external noise levels are not detrimental to internal working conditions.

The lighting level sensor located on the suspended ceiling within reception and the main offices reports on the average lux levels within the areas throughout the day incorporating the increase and decrease of lighting levels in line with natural sunlight.

Pollutants are detected and treated to ensure good water quality over the entire water supply.

The Baytree ‘Sensor Suite’

We design and deliver our schemes in a sophisticated digital environment, ultimately enabling the buildings to be managed from anywhere in the world via an internet connection.

A suite of sensors is installed as part of the base building specification, linked to a dashboard in the reception area.

The sensors monitor air and water quality, internal noise, lighting, humidity and temperature, occupancy and occupancy patterns. The purpose is to manage a healthy working environment while reducing operational and maintenance costs.

WiFi/LiFi or Bluetooth lighting can be installed as part of the building fit-out to connect seamlessly with each other and can be controlled by the sensor technology.

Sensors can also be installed to adjust the office heating and comfort cooling and to de-energise local lighting for lower occupancy levels or for when the offices are unoccupied.

Intelligent 3D Modelling

We design parametrically wherever possible and use the principles of design for manufacture and assembly (DfMA).

Using BIM (Building Information Modelling) and drones to provide advanced solutions for Contractors and Facilities Managers.

Baytree Dunstable has been designed and procured via a full BIM model which will be coordinated with 4D timeline video, AR and VR outputs which provide high quality visualisations showing alternative office environments for potential building users.

Drones are being used to produce volumetric measurement for earthworks, facilitating export of the drone generated data directly into the BIM model for increased efficiency and programme optimisation.

The Operating and Maintenance information will be provided to the building user on a Cloud database with RFID tags applied to all assets requiring planned maintenance or active attention.
