Acts Lending offers an additional pathway to homeownership, providing financing solutions for families whose needs may not be met by traditional financial institutions.
What Makes Acts Lending Different?
Acts Lending is not intended to compete with traditional lending products. Many families can get loans from banks, credit unions, and mortgage brokers, and we celebrate them! However, for those with additional barriers to obtaining loans, Acts Lending is available.
One big difference is our lending or underwriting guidelines.
These are a few alternative guidelines that can help families qualify:
- We allow for a higher debt to income ratio than most lenders
- Child support debt under $50,000 is acceptable so long as payments are being made and restitution
- Minimum time passed since bankruptcy is 6 months
- Borrowers can be self-employed
- Loans can be made to individuals with ITIN status
Or you can qualify to purchase and rehab a fixer-upper.

How to Access Acts Lending:
- When you’re ready, an Acts Homebuyer Coach will help you get your loan application together and submit it to Acts Lending.
- Acts Lending also accepts referrals from Housing Resources Inc. (HRI) and United Community Center (UCC) in Milwaukee, and from NeighborWorks Blackhawk Region in Rock County. Graduates of their homebuyer counseling programs, along with Acts Housing graduates, are eligible to apply for an Acts Lending loan.
