I'm heading to Facility Fusion in San Francisco next week (April 7–9) and looking forward to connecting with folks in person. I've been to several World Workplaces and always leave with great conversations and new perspectives, so I'm excited to see what Facility Fusion is all about. I came across this photo in our office the other day: our CEO, Anupam, at his very first IFMA Conference back in the late 80s, when zLink, Inc. was still called Indus Systems and the big innovation was converting paper drawings into CAD and storing them digitally. When I showed him the photo and asked what came to mind, he laughed: “No one wears shirts and ties anymore. Everyone just wears company shirts.” But what struck me wasn’t the tie - it was how consistently Anupam has been ahead of the industry from a technology standpoint. Long before cloud software existed, he was digitizing drawings by literally shipping clients’ documents to India and sending back floppy disks. Soon after, he pushed the idea that drawings should be accessible in a browser. Today, that foundational belief - that every linear and vertical asset should have a single, accessible source of truth - is what zLink is built on. He also recognized early that facility teams needed data on the go. He brought one of the earliest tablets to his team in India to prototype the zLink mobile app. A well-known IWMS reviewer told him at the time: “Who would ever need this? You can just check it on your desktop.” Today, mobile access is one of the most-requested requirements from senior facilities and operations management. As a product leader, I’m inspired daily by his clarity and conviction. His approach has always been the same: Listen to the customer → build the solution → roll it out broadly → repeat. While many large platforms have stitched together acquired products (with all the integration issues that come with that), zLink has taken the opposite path: one unified platform, built feature by feature from the drawings up. How strong are you organization's building lifecycle management practices? If you're a facilities leader, this may not be directly under your purview, but it will have a direct impact on you and your team. Building Lifecycle Management (BLM) is a strategic, long-term framework that governs a building from inception to demolition. It encompasses every phase: planning and design, construction, commissioning, operation, major renovations or retrofits, and ultimately decommissioning or disposal. The focus is on optimizing decisions across the entire lifespan of the asset (often 30, 50, or even 100+ years). BLM tends to be capital planning-heavy, concerned with questions like: When should we retrofit vs. replace a major system? What is the building's remaining useful life? How do we maximize return on the asset over time? Facilities Management (FM) is the operational discipline responsible for the day-to-day and ongoing functioning of a building and the services that support it. This includes maintenance (preventive and reactive), space planning, cleaning, security, HVAC operation, tenant/occupant services, health and safety compliance, and vendor management. FM is primarily concerned with keeping the building running smoothly, safely, and efficiently right now and in the near term. Where they overlap: FM sits within the operational phase of BLM. Good facilities managers feed data like maintenance histories, system performance, and failure rates back into the lifecycle planning process. BLM informs FM by setting budgets, replacement schedules, and long-term capital priorities. A practical analogy: If FM is like managing your car day-to-day (oil changes, tire rotations, fueling), BLM is the broader ownership strategy (when to buy, whether to lease vs. own, when repair costs make replacement the smarter choice, and when to sell). In large organizations, the two are increasingly integrated through platforms like IWMS (Integrated Workplace Management Systems) and BIM (Building Information Modeling), which allow operational FM data to continuously inform long-term lifecycle decisions. One of the biggest reasons we rebuilt the zLink platform is what we've learned about the cascading effects of onboarding and training for our clients. We're excited to start rolling out zOne this year - a full upgrade with a more modern, more intuitive experience. Maintenance tech turnover is high, and according to IFMA, nearly 80% of businesses already face challenges training technicians. [1] Techs entering or progressing in the field already have a lot to learn without adding the operations software on top of it. Every resignation means starting a new hiring, onboarding, and training cycle — a compounding burden on a team that's already feeling behind. Our Director of Sales handed his 10-year-old daughter access to our zOne demo and gave her a scenario: something broke at her school, how would she report it? She figured it out without any help. That's the bar I think modern facilities software should clear. There will always be some onboarding, and the system admins and IT leads who champion these rollouts do an incredible job.
