I have been publicly tracking a $1,000 Fundrise investment since 2017. Here is what 9 years of real data looks like. Total return: 75.7% Annualized: ~8.3% Current account value: $735.20 (after withdrawing original principal in 2022) The honest takeaway: this is a genuinely passive investment with meaningful tradeoffs. A 5-year lockup on every reinvested dividend, limited liquidity, and performance that has softened considerably over 2024 and 2025. Is 8.3% annualized worth those constraints? My latest review breaks it down: https://lnkd.in/ghkX4pBY

What if the deals other investors avoid are actually your biggest opportunity? In Episode 268 of the REtipster Podcast, I sat down with Courtney Fricke, a real estate investor who built her business around solving the problems most people won't touch. We're talking title defects, probate complications, stacked liens, and creative finance structures. A few things we covered: - Why "messy" deals often carry less competition and better margins - How curative title work and creative finance can unlock seemingly impossible deals - How Courtney transitioned from cold marketing to a referral-based business - Why relationships with attorneys and title companies are one of the best lead gen strategies in the business If you're in real estate investing (or thinking about it), this one is worth your time. Finding deals today requires a different approach. In this episode, Dave Denniston shares how he’s pivoting from high-volume mailers to more targeted strategies like messy title deals. It’s not easier, but it can lead to stronger margins if done right. If you’re navigating today’s market, this is worth a listen: https://lnkd.in/gKFMwtGj

Buyer activity in the US real estate market has been declining for three straight years. In the Western US and Sunbelt, sellers now outnumber buyers by roughly 2:1. For land investors, this isn't just a headline. It's an underwriting problem. Chris Duff, Managing Partner at Serious Land Capital, recently shared the framework his team uses to evaluate market risk before funding any deal. It comes down to two metrics: Reventure's Home Price Forecast Score and Overvaluation Percentage. By combining these numbers, they calculate a built-in discount for every offer. A simple but powerful way to avoid overpaying in a correcting market. Worth a read if you're actively deploying capital in land right now: https://lnkd.in/gdTMxC3q

AI is no longer just a productivity tool. It’s becoming infrastructure. In this conversation with Callan Faulkner, one idea stands out: The real leverage comes from training AI to think like you. If you're building a real estate business, this shift matters. Listen to the full episode here: https://lnkd.in/gSjWwXBV

He nearly stepped away from his business in 2025. Cody was dealing with low lead volume and inconsistent results. It reached a point where he started questioning whether it was worth continuing. Instead of changing direction, he focused on the basics. He tracked KPIs every day, improved how leads were handled, and stayed consistent with his outreach. That’s when the business began to stabilize and grow. If you’re building a land business, this is a useful example of how small operational changes can add up. Listen here: https://lnkd.in/gjrNaZSh

I went through Callan Faulkner's Effortless Business Bootcamp last fall, and it completely changed how I run my business. I now use AI to respond to emails, answer questions, plan out my week, and I even have a couple of AI employees who legitimately get work done for me while I'm out doing other things (and they do the job better than most humans can). It easily saves me hours every week. I wasn’t sure whether Callan would offer this bootcamp again, but she just opened registration for the spring session. If you’re curious how entrepreneurs are actually using AI inside real businesses, this is a great place to start. At $47, this is a STEAL. Grab it before the price goes up! https://lnkd.in/gegM9xCA

A lot of people can talk confidently about what worked in land investing a few years ago. Fewer people are willing to talk honestly about what’s changed. In this REtipster Podcast episode, Seth sits down with JB to talk about the shift he’s seeing firsthand: more competition, higher acquisition friction, smaller margins, and the move toward larger subdivide deals and partnerships. It’s a useful conversation for anyone in real estate who has had to rethink a model that once felt reliable. Listen here: https://lnkd.in/gD759HDF
