If you’re a letting agent or landlord operating in Blackpool, you need to pay attention to what’s happening right now. I’ve seen a couple of articles today that signal a real shift: 📰 David Callaghan in The Negotiator reports that Blackpool Council is warning landlords to get licensed or face prosecution and fines. 📰 And the PROPERTY118 LTD Landlord News Team are reporting that tenants are now being actively urged to check whether their home is licensed. That second point is the one that matters. Because historically, most tenants don’t know: - That a property needs to be licensed - That they can claim back rent if it isn’t But that’s changing. Councils are now educating tenants. Which means the risk dynamic flips overnight. Instead of relying on council enforcement, you now have tenants actively checking and potentially taking action And the consequences are serious: ⚠️ Up to £30,000 fines for both landlords & managing agents (rising to £40,000 from 1st May) ⚠️ Rent Repayment Orders of up to 12 months’ rent (rising to 24 months from 1st May) If you manage property in Blackpool, the question is simple: Are you 100% certain every property that needs a licence actually has one? Because if a tenant finds a gap before you do, it’s already too late. Liverpool council is ramping up enforcement across the private rented sector. According to recent reports, the council is expanding its enforcement team to around 120 officers, focusing on issues including: - Unlicensed properties - Flats above shops - Landlords operating outside licensing schemes With 46,000 privately rented homes in the city, enforcement activity is only going to increase. For letting agents managing property in Liverpool, this means licensing compliance is becoming more important than ever.
