The newly delivered residences are already over 50% occupied, marking a successful start for the development. This new phase builds on an established, high-performing community and represents our continued investment in thoughtful growth and long-term value. Our operations team recently toured Apartments at Wayne Station as we prepare for its spring opening. It was a great opportunity to walk the site, see the progress firsthand, and align on what’s ahead. We’re looking forward to welcoming our first residents and bringing this new community to life in the months ahead.

2025 marked significant growth and momentum for Berger Development. This year, we broke ground on four new construction projects - Apartments at Wayne Station in Wayne, PA, Dublin Village Apartments in Dublin, PA, The Square at Millers Crossing in Millersville, PA, and The Apartments at 1021 in Wilmington, DE.    Additionally, we completed a renovation of The Standard's penthouse apartments in Cleveland, OH, and announced our involvement in the Exton Square Mall redevelopment.    Our team also grew with one new hire and one well-earned promotion!    Thank you to everyone involved for helping make this year a success. Construction continues to move forward at Apartments at Wayne Station with the start of framing, a key step that sets the foundation for everything to come. Coming Spring 2026, our team is excited to see this new community take shape and looks forward to providing regular updates as the project advances.

Construction is well underway at Millers Square Apartments. Our crew is hard at work, laying the foundation for luxury one- and two-bedroom homes coming to Millersville in 2026.

Yesterday, our team broke ground on The Apartments at 1021, our first ground-up construction project in Delaware, set to deliver in late spring of 2027.  Located in the heart of Wilmington, just steps from Brandywine Park and the Trolley Square neighborhood, this community will feature 130 spacious apartment homes with on-site parking and premium amenities including a fitness studio, resident lounge, and outdoor patio with fire pits and grilling stations. A huge thank you to our incredible partners helping bring this project to life: Bancroft Construction, M&T Bank, Peaceable Street Capital, MV+A Architects, CDA Engineering, Gacek Design Group, Berger Communities, Berger Investments, and the City of Wilmington, DE.
