Pricing

Monthly Fee
This is the monthly management fee deducted from rent and begins on the day the first tenant moves in.
Leasing Fee (one-time fee to place a new tenant)
This is the percentage of one month's rent, charged as a one-time fee anytime we successfully place a new tenant. It is deducted from rent, you do not pay it to us directly. Our average tenant stays in place for about 4 years.
Lease Renewal Fee
This is a one time fee, taken from rent, charged whenever an existing tenant's lease is about to expire and they wish to remain and sign another lease. This covers our labor to negotiate, draft, and secure the new lease.
Guarantees
Tenant Warranty
If a tenant does not make it through their entire lease period for any reason (Eviction, military orders, exercising their early termination clause (which involves a fee payable to you), we will re-lease the property with no Leasing Fee charged to you.
Free Cancellation
Your Management Agreement is At-Will; cancel at any time for any reason without penalty.
Free Move-in, Move-out, & Annual Inspections
These inspections are part of your Management Fee and are not charged separately.
$5000 Eviction Protection
If we have to evict a tenant, WholePM will cover the legal and court costs (up to $5000 per lease period).
$5000 Pet Damage Protection
If a tenant's pet damages the property and the damage exceeds the amount of their security deposit, WholePM will cover the cost to repair the additional damage (up to $5000 per lease period).
