MERIDIAN ONE

This project is a personal one for us. It came about through our past working with architects Hawkins Brown where we were successful in 2019 to win the competition bid for the masterplan for ‘Meridian One’ – a flagship project for Enfield Council.

A successful bid made up of a team of Hawkins Brown and HTA alongside Vistry as Development Partner.

The team was then expanded during the process to include Urban Projects Bureau and Fischer Cheng architects.

The development will provide:
  • 50% affordable housing overall (made up of 25% Council homes, and 25% ‘intermediate’ homes).
    • The Council homes will be for London Affordable Rent (LAR) and the intermediate homes will include Shared Ownership Homes aimed at first time buyers and key workers.
  • The other 50% private homes will include homes for sale and for rent.

An outline planning permission for 725 homes is already in place and a Reserved Matters Application was submitted by Vistry Partnerships and approved by the Council for the first 300 homes in May 2021. The overall density of the scheme has been increased since the outline application to 970 homes in total.

The design is of high quality and was the subject of numerous Design Review panels. 93% of the homes are dual aspect.

Regeneration in Enfield

Meridian One forms the first part of the wider Meridian Water development which sits alongside the Meridian Water station.

The development is made up of a mix of uses, for example the station square forms the arrival from Meridian Water station and will host cafes, shops, workshops, co-working spaces, maker spaces and community services.
