From Superintendent to COO: Scaling Scheduling Discipline at two ENR Contractors

For nearly 30 years, Josh Schlechty has built his career on one core belief:

“Everything ties to the schedule: financials, RFIs, manpower, all of it.”

Over the course of his career, Josh has successfully implemented SmartPM at two highly successful ENR-ranked construction firms, transforming how scheduling, accountability, and risk management are handled at scale.

When he first discovered SmartPM, he recognized it as the first platform capable of scaling his scheduling philosophy across entire organizations, not just individual projects.

ABOUT ROWAN DIGITAL INFRASTRUCTURE

Rowan Digital Infrastructure develops and operates mission-critical data centers for large-scale cloud providers, often referred to in the industry as hyperscalers.
The company operates on the owner's side. They acquire land, manage permitting and preconstruction, hire general contractors, and oversee schedules throughout construction.

As Bryan Marston, Project Scheduler, explains:

“We’ll hire the GCs to build these and then we manage their schedules. We report to the hyperscalers.”

Today, Rowan is managing roughly 15 active data center projects. Each schedule contains between 5,000 and 15,000 activities.

At that scale, schedule oversight cannot rely on manual review. It has to be structured, consistent, and repeatable.

DesCor Builders, a reputable general contractor in Northern California, was witnessing exponential growth with an increased number and complexity of projects. The company was involved in 20 to 30 active projects at a time, many of which were complex multifamily projects with multi-phased deliveries. It was this development that drew attention to the opportunity for refining their scheduling processes.

THE CHALLENGE

Organized chaos is still chaos. When Greg Cashen, VP of Wood Partners, was faced with managing the challenges of developing two extensive multi-family builds, this feeling drove home. Despite working with a consistent third-party general contractor for both projects, the need for more visibility for project oversight became pressing.

With MCP Group growing and getting increasingly more complex projects, it was becoming more and more difficult for Pat and his team to complete projects on time and schedule delays were common. MCP’s biggest schedule issues were occurring on its multi-family projects. According to Pat, there was simply “no way to get these schedules completed on time.” In fact, he says that these projects were so complicated that “it would take a full-time job just to analyze 15-20 schedules.”

THE CHALLENGE

Satterfield & Pontikes Construction (S&P) found themselves up against four main areas of concern in schedule management:

THE CHALLENGE

Some construction companies use dedicated schedulers to produce project schedules, a practice that can exclude the perspective of those in the field responsible for delivering the project. Flintco, a full-service construction company, does things a bit differently. Nearly all of Flintco’s project teams develop their project schedules with input from everyone involved on the job.

THE CHALLENGE

Towards the end of 2022, NGC Group took a step back and realized there were some concerns regarding their scheduling practices. For one, there was a lot of inconsistency in how the company approached scheduling. Secondly, and perhaps more importantly, there was inconsistency in schedule quality. So, for the following year, they made it a company goal and created the corresponding action items to improve scheduling—something falling under Taylor Shapland’s realm of responsibilities.
