A Benchmark in Hybrid Mass Timber Design

Imagine working in a space that’s more than just an office—where every design choice thoughtfully embraces the natural environment and enhances daily well-being. The 42XX Office Complex is a first-of-its-kind campus in Marina del Rey, representing a groundbreaking collaboration between award-winning design architect RIOS and The Bradmore Group. Together, they reimagined the conventional office structural grid to create a truly innovative workspace.

This Southern California Hybrid Office Complex showcases how mass timber, steel, and concrete can be seamlessly integrated to deliver a sustainable, high-performance office environment. The result is a dynamic workspace that fosters community, sustainability, and modern design excellence.

Project Overview & Design Philosophy

The 42XX Office Complex employs a groundbreaking hybrid mass timber, steel, and concrete structure. This thoughtful combination of materials allowed the project team to achieve a remarkable 50% reduction in structural weight compared to traditional concrete buildings. This significant innovation not only optimized material use but also contributed to a substantial reduction in the carbon footprint, equivalent to removing 262 cars from the road for a year. The design prioritizes exposed Glulam beams and columns, engineered for strength, durability, and aesthetic appeal, and integrates lightweight Cross-Laminated Timber (CLT) panels, carefully chosen to minimize global warming potential while providing a warm, authentic atmosphere.

Sustainability & Innovation

Sustainability is woven into the very fabric of the 42XX Office Complex. The innovative hybrid structural system, featuring mass timber, steel, and concrete, is a testament to sustainable construction. The choice of lightweight CLT panels was specifically made to minimize the building’s global warming potential, demonstrating a commitment to environmental responsibility. Furthermore, a clever design feature includes gapped CLT panels that seamlessly incorporate mechanical systems, ensuring that essential infrastructure is integrated without compromising the architectural intent or the clean lines of the exposed timber. This approach not only reduces the building’s environmental impact but also creates a healthier, more efficient workspace.

Wellness-Focused Design & Community Integration

The 42XX Office Complex is meticulously designed to enhance daily well-being and foster a strong sense of community. Its biophilic approach is evident in the seamless indoor-outdoor connectivity provided by open-air walkways and stairways, enhancing the connection to nature. Floor-to-ceiling windows maximize natural light, which is crucial for productivity and occupant well-being. The campus is further enriched by lush, mature landscaping and an abundance of outdoor amenities, including terraces, seating areas, and green spaces that actively promote collaboration and relaxation. A convenient ground-floor café and bike storage facilities reinforce the sense of community, providing essential amenities for tenants and fostering a vibrant, active environment, with adjacent expansion opportunities for future growth.
