SET Fulham is a new SET centre at 27 Bagleys Lane in Fulham, West London, located within a light-industrial warehouse building of approximately 40,000 sq ft. The centre includes eight large studio spaces designed for artists, collectives and organisations working at scale.

Studio sizes, prices and what’s included

As a member of the London Affordable Artist Studio Network (LAASN), SET has always put inclusivity and accessibility at its core. 

SET Fulham offers some of the most affordable studios in South London, priced at just £1.45 per sqft PCM, all-inclusive with no hidden fees. This covers utilities, 24/7 access, maintenance, refuse, membership, management, cleaning, and compliance. 

Studios at SET Fulham are large by design, with no small studios available. Spaces are best suited to groups, collectives, or artists working at scale. 

Studios are guaranteed until January 2027, followed by a 3-month rolling contract.

Move-in dates

Immediate move-in after the first round of viewings is available, with optional key collection a week after your viewing.

Who can apply

SET Fulham is open to a wide range of practices. Given the scale and working environment, this centre may be especially suited to: 

• fabrication and production-led practices 
• photographers working at set-build or production scale 
• sculptors and installation artists 
• painters working at scale 
• rehearsal, performance, making or storage-based practices 
• artist collectives or organisations sharing workspace 

As with other SET centres, a proportion of studios may be prioritised for artists living or working locally in Hammersmith and Fulham, alongside welcoming artists from across London. 

Please note: For safety and insurance reasons, some activities aren’t permitted at SET Deptford, including: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or commercial client-facing activities.
