{"id":14192,"date":"2018-04-30T06:00:26","date_gmt":"2018-04-30T10:00:26","guid":{"rendered":"https:\/\/retipster.com\/?p=14192"},"modified":"2025-06-05T13:36:01","modified_gmt":"2025-06-05T17:36:01","slug":"skip-tracing","status":"publish","type":"post","link":"https:\/\/retipster.com\/skip-tracing\/","title":{"rendered":"Skip Tracing Guide: Little Known Tricks to Help You Find ANYONE"},"content":{"rendered":"<p class=\"p1\"><span class=\"s1\">\u201cSkip tracing\u201d is the process of <strong>locating a person's whereabouts<\/strong>.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">As explained in the <a href=\"https:\/\/retipster.com\/terms\/\" target=\"_blank\" rel=\"noopener\">REtipster Terms Library<\/a>,<\/span><\/p>\n<blockquote><p><a href=\"https:\/\/retipster.com\/terms\/skip-tracing\/\" target=\"_blank\" rel=\"noopener\"><strong>Skip tracing<\/strong><\/a> is the process of finding information about an individual by searching public and private databases, court records, driver\u2019s license, and vehicle registration records, and even contacting neighbors and associates to track down the missing person. The term \u201cskip\u201d refers to the phrase \u201cskipping town\u201d and the term \u201ctracing\u201d refers to \u201ctracing\u201d the individual who has \u201cskipped town.\u201d<\/p>\n<p>Skip tracing\u00a0is commonly used by debt collectors, private investigators, bounty hunters, and real estate investors to locate individuals. By reviewing private and public databases, they can find an individual\u2019s mailing address and other contact information such as phone numbers and email addresses. This information can be used to contact the individual about notices, overdue bills, arrest warrants, or potential offers.<\/p><\/blockquote>\n<h2>How Real Estate Investors Use Skip Tracing<\/h2>\n<p class=\"p1\"><span class=\"s1\">To a real estate investor, skip tracing sometimes occurs when sending out direct mail (to <a href=\"https:\/\/retipster.com\/findingmotivatedsellers1\/\" target=\"_blank\" rel=\"noopener\">find\u00a0motivated sellers<\/a> and great real estate deals). <\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">When sending out thousands of mailers at a time, it's not uncommon to get a few (or sometimes, A LOT of) mail pieces <strong>returned to the sender<\/strong> as <em>undeliverable<\/em>.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Sometimes mailers get returned to the sender because of an invalid address, but more often, it's because the property owner no longer lives at the address, <em>and the U.S. post office has no idea where they've gone.<\/em><\/span><\/p>\n<div class=\"optin_email\"><iframe     src=\"https:\/\/api.leadconnectorhq.com\/widget\/form\/G8ojduLl6JCJj2X7O5kR\"     style=\"width:100%;height:100%;border:none;border-radius:0px; margin-bottom:20px\"     id=\"inline-G8ojduLl6JCJj2X7O5kR\"      data-layout=\"{'id':'INLINE'}\"     data-trigger-type=\"alwaysShow\"     data-trigger-value=\"\"     data-activation-type=\"alwaysActivated\"     data-activation-value=\"\"     data-deactivation-type=\"neverDeactivate\"     data-deactivation-value=\"\"     data-form-name=\"Land Deal Opt-In (Benton)\"     data-height=\"882\"     data-layout-iframe-id=\"inline-G8ojduLl6JCJj2X7O5kR\"     data-form-id=\"G8ojduLl6JCJj2X7O5kR\"     title=\"Land Deal Opt-In (Benton)\"         > <\/iframe> <script src=\"https:\/\/link.msgsndr.com\/js\/form_embed.js\"><\/script><\/div>    \n<p class=\"p1\"><span class=\"s1\">Another ancillary use for skip tracing is finding the contact information of a neighboring property owner. <\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Say, if you've identified a property you want to buy &#8211; or a neighboring property owner who may want to buy a property you are selling &#8211; if you're able to figure out who they are and how to contact them (either by phone, email or letter), you can start a conversation about <em>buying their property<\/em>\u00a0or\u00a0<em>selling your property to them<\/em>.<\/span><\/p>\n<p><a href=\"https:\/\/retipster.com\/write-a-neighbor-letter-and-sell-your-property-fast\/\" target=\"_blank\" rel=\"noopener\"><em><strong>RELATED:<\/strong> Write a &#8220;Neighbor Letter&#8221; and Sell Your Property FAST<\/em><\/a><\/p>\n<p class=\"p1\"><span class=\"s1\">To track down the new whereabouts of a person, you'll need to start with what little information you have (usually their name and their incorrect mailing address) and use it to find one or more of the following:<\/span><\/p>\n<ul>\n<li class=\"p1\"><span class=\"s1\">Their current mailing address<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">Their phone number(s)<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">Their email address(es)<\/span><\/li>\n<\/ul>\n<p><span class=\"s1\">When you have the resources to <a href=\"https:\/\/retipster.com\/dealmachinereview\" target=\"_blank\" rel=\"noopener\">track down and reach potential buyers and sellers<\/a>, you'll be able to take more control over each situation, communicate more directly, close more deals, and <strong>make more money\u00a0<\/strong>from leads that would otherwise be lost.<\/span><\/p>\n<h2>Bulk Skip Tracing<\/h2>\n<p>Another common use for skip tracing is when real estate investors want to contact property owners via email, text, or cold call.<\/p>\n<p>In these cases, bulk skip tracing services can take a raw list from a <a href=\"https:\/\/retipster.com\/real-estate-data\/\" target=\"_blank\" rel=\"noopener\">real estate data service<\/a> and use that information to find phone numbers and email addresses for hundreds or thousands of property owners at a time.<\/p>\n<p><strong><a href=\"https:\/\/go.retipster.com\/landportal\/skip-tracing\" target=\"_blank\" rel=\"noopener\">The Land Portal<\/a><\/strong> is a data service that many real estate investors use for property research, generating marketing lists, and learning about the specifics of any property in the United States. Many free and paid subscription resources are <\/span>available to help you put the pieces together.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Since most of us are comfortable starting with FREE things, let's begin by outlining some of the best resources that <em>don't cost anything<\/em>.<\/span><\/p>\n<h3><span class=\"s1\">Google (free)<\/span><\/h3>\n<p><span class=\"s1\">It seems pretty simple, but Google (and other similar search engines) really can work wonders.<\/span><\/p>\n<p><img decoding=\"async\" the person's name + any street or city address you may have.<\/span><\/p>\n<p><span class=\"s1\">Also, try the name of the person + their zip code.<\/span><\/p>\n<p><span class=\"s1\">The search will often turn up people finder sites, some paid and some free, with links to your \u201cskip.\u201d<span class=\"Apple-converted-space\">\u00a0<\/span>Don\u2019t be surprised if you find a link to an obituary with your subject (see more on that later). <\/span><\/p>\n<h3><span class=\"s1\">Social Media (free)<\/span><\/h3>\n<p><span class=\"s1\">From Facebook, Twitter, LinkedIn, etc., search for the person\u2019s name + their city.<\/span><\/p>\n<p><span class=\"s1\">You can also try a Google search, using the name of the person + \u201cFacebook\u201d + the person's city<span class=\"Apple-converted-space\">\u00a0<\/span>(replace Facebook with Twitter, or LinkedIn, etc.).<\/span><\/p>\n<p><span class=\"s1\"><span class=\"Apple-converted-space\">Once you narrow down on the person you're searching for, you can also u<\/span>se tools like Facebook\/Twitter\/LinkedIn messenger to reach out to potential contacts directly.<\/span><\/p>\n<h3><span class=\"s1\">People Finder Websites (free)<\/span><\/h3>\n<p><span class=\"s1\">Many people finder sites will tease you with some information to convince you they have more details but will require a subscription or one-time purchase to get full details.<span class=\"Apple-converted-space\">\u00a0<\/span>That\u2019s not necessarily bad, and some paid sites are very useful.<\/span><\/p>\n<p><span class=\"s1\">Many of these sites will put up false progress meters etc., indicating they are doing deep dive searches while you wait.<span class=\"Apple-converted-space\">\u00a0<\/span><strong>It doesn\u2019t take them that long <\/strong>\u2013 they just want you to think they are doing great work to scour many sources of information.<\/span><\/p>\n<p><span class=\"s1\">A few sites that may be useful but may not have as much information as the paid sites are:<\/span><\/p>\n<ol class=\"ol2\">\n<li class=\"li1\"><a href=\"https:\/\/www.findpeoplesearch.com\" target=\"_blank\" rel=\"noopener\"><span class=\"s1\">FindPeopleSearch.com<\/span><\/a><\/li>\n<li class=\"li1\"><a href=\"https:\/\/pipl.com\" target=\"_blank\" rel=\"noopener\"><span class=\"s1\">pipl.com<\/span><\/a><\/li>\n<li class=\"li1\"><a href=\"https:\/\/www.truepeoplesearch.com\" target=\"_blank\" rel=\"noopener\"><span class=\"s1\">TruePeopleSearch.com<\/span><\/a><\/li>\n<\/ol>\n<h3><span class=\"s1\">Genealogy Websites (free)<\/span><\/h3>\n<p><span class=\"s1\">In my mind, there are two <em>very good<\/em> people finder sites masquerading as genealogy sites.<\/span><\/p>\n<p><span class=\"s1\">Keep in mind that these are free, but they are pretty <em>good<\/em>.<span class=\"Apple-converted-space\">\u00a0<\/span>These are my go-to free sites, and I typically use them to cross-check the searches I do on subscription sites:<\/span><\/p>\n<ul>\n<li><span class=\"s1\"><a href=\"https:\/\/www.familytreenow.com\" target=\"_blank\" rel=\"noopener\"><strong>FamilyTreeNow.com<\/strong><\/a>:<span class=\"Apple-converted-space\">\u00a0<\/span>This site will provide a quick search by a person\u2019s First Name, Last Name, City, and State.<span class=\"Apple-converted-space\"> After the initial attempt, you can edit the search criteria\u00a0<\/span>and add a middle name and birth year.<span class=\"Apple-converted-space\">\u00a0<\/span>It provides some information, including the full name, birth year, age, names of associated persons, and names of possible relatives, as well as current and past addresses and phone numbers.<span class=\"Apple-converted-space\">\u00a0<\/span>The list of associated persons and relatives are hyperlinks, which will take you to their respective search pages.<span class=\"Apple-converted-space\">\u00a0<\/span>It does not provide e-mail addresses.<\/span><\/li>\n<\/ul>\n<h3><span class=\"s1\">Obituaries (free)<\/span><\/h3>\n<p><span class=\"s1\">This category should probably be a subset of the above internet search engine paragraph, but it justifies a mention of its own.<\/span><\/p>\n<p><span class=\"s1\">For those hard-to-find persons (where the information from other sources appears to be dated or no longer valid), sometimes doing an internet search for the person's name + prior city of residence + \u201cobituary\u201d will occasionally find just that \u2013 an obituary with the names and cities of residence for their surviving relatives.<\/span><\/p>\n<p><span class=\"s1\">You can then apply the same tools used to find the subject to the deceased subject's relatives in the search for the heir(s) or trustees that may be willing to help you purchase the property through the proper legal procedures.<\/span><\/p>\n<h2>Paid Sites<\/h2>\n<p>Now, since paid information can potentially (though not always) produce faster, more direct, and neatly packaged results, it's worth mentioning a few of the more notable ones here as well.<\/p>\n<h3><span class=\"s1\">People Finder Sites (paid)<\/span><\/h3>\n<p><span class=\"s1\">Many sites will provide a detailed report for a fee, and many others offer monthly or annual subscriptions.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p><span class=\"s1\">I don\u2019t use any pay-per-use sites (with one exception mentioned below), but I do use and recommend a few subscription sites.<span class=\"Apple-converted-space\">\u00a0<\/span>They provide fairly complete and current information, which includes current and past mailing addresses, e-mail addresses, phone numbers (often with an indication of which are landline or cell numbers), names, and contact information (e.g., links to people reports for relatives and associates, and links to social media pages).<\/span><\/p>\n<ul class=\"ol2\">\n<li class=\"li1\"><a href=\"https:\/\/go.retipster.com\/beenverified\/skip-tracing\" target=\"_blank\" rel=\"noopener\"><span class=\"s1\"><strong>BeenVerified<\/strong><\/span><\/a>: <span class=\"s2\">$14.86 \/ month for three months or $9.83 \/ month for six months.<span class=\"Apple-converted-space\">\u00a0<\/span><a href=\"http:\/\/backgroundchecks.org\/been-verified-review.html\" target=\"_blank\" rel=\"noopener\">Here\u2019s a link to a review<\/a>, with which I agree.<\/span><\/li>\n<li class=\"li1\"><strong><a href=\"https:\/\/go.retipster.com\/spokeo\/skip-tracing\" target=\"_blank\" rel=\"noopener\"><span class=\"s1\">Spokeo<\/span><\/a><\/strong>:\u00a0<span class=\"s2\">100 reports per month; $13.95 \/ month, $7.95 \/ for three months or $4.95 \/ month for six months.<span class=\"Apple-converted-space\">\u00a0<\/span>I think Spokeo is better than <a href=\"http:\/\/backgroundchecks.org\/spokeo-review.html\" target=\"_blank\" rel=\"noopener\">this review<\/a> suggests.<\/span><\/li>\n<li><a href=\"https:\/\/www.whitepages.com\" target=\"_blank\" rel=\"noopener\"><strong>WhitePages.com<\/strong><\/a>:\u00a0<span class=\"s2\">20 reports \/ month for $4.99 \/ month, 200 reports \/ month for $19.99, or 500 reports per month for $69.99.<\/span><\/li>\n<li><a href=\"https:\/\/go.retipster.com\/directskip\/skip-tracing\" target=\"_blank\" rel=\"noopener\"><strong>Direct Skip<\/strong><\/a>: 0.12 cents per &#8216;hit,' meaning you don't pay for anything if they can't find alternate contact information for a lead. If you're looking for email addresses and phone numbers for thousands of people at a time (in the case of using SMS or email marketing campaigns), Direct Skip makes a lot of sense.<\/li>\n<\/ul>\n<p class=\"p1\"><span class=\"s1\">Of the above three, I use BeenVerified most often.<span class=\"Apple-converted-space\">\u00a0<\/span>I find it to be as (if not more) accurate and complete as the other two, as it often provides more information.<span class=\"Apple-converted-space\">\u00a0<\/span>If I cannot find what I'm looking for using the above two free sites or BeenVerified, I will try Spokeo.<\/span><\/p>\n<p><iframe title=\"Skip Tracing Tutorial: How to Find People with Spokeo, WhitePages and more\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/f5SsNEHMEVQ?feature=oembed&#038;enablejsapi=1&#038;origin=https:\/\/retipster.com\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/p>\n<p class=\"p1\"><span class=\"s1\"> I recently subscribed to WhitePages, and in my limited time using it, it seems to have less information (fewer numbers, emails, and addresses).<span class=\"Apple-converted-space\">\u00a0<\/span>Comparing Spokeo and WhitePages, I prefer Spokeo (so far).<span class=\"Apple-converted-space\">\u00a0<\/span>Based on a six-month subscription,<span class=\"Apple-converted-space\">\u00a0<\/span>Spokeo provides 600 reports for about $30, whereas for the same 600 reports during a three-month period, WhitePages charges $60.<\/span><\/p>\n<p><span style=\"color: #000080;\"><em><strong>UPDATE from the Author:<\/strong> Since first assisting with this article, I have had much better success with White Pages. While it does seem to provide fewer potential phone numbers and often no e-mails, the successful hits on the numbers provided seem to have a much better success rate\u00a0than I initially experienced.<\/em><\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">The exception to not using pay-per-use services:<span class=\"Apple-converted-space\">\u00a0 <\/span>I use one site (findtheseller.com) that provides a detailed report of names, addresses, phone numbers, relatives, neighbors, etc.<span class=\"Apple-converted-space\">\u00a0 <\/span>The services cost about $10 per search, and the results are sent about 24 hours later.<span class=\"Apple-converted-space\">\u00a0 <\/span>Based on the few times I have used it, I truly believe the site does a very deep and thorough search of sources beyond what the typically paid search sites use.\u00a0<\/span><\/p>\n<ul class=\"ol2\">\n<li class=\"li1\"><strong><a href=\"https:\/\/findtheseller.com\" target=\"_blank\" rel=\"noopener\">FindTheSeller.com<\/a><\/strong>: This is a pay-per-use site that provides a detailed report of names, addresses, phone numbers, relatives, neighbors, etc.<span class=\"Apple-converted-space\">\u00a0<\/span>The service costs about $10 per search, and the results are sent about 24 hours later.<span class=\"Apple-converted-space\">\u00a0<\/span>The site seems to do a very deep and thorough search of source data beyond what most paid search sites use.<\/li>\n<\/ul>\n<p>One other site worth mentioning is <a href=\"http:\/\/www.melissadata.com\/lookups\/\" target=\"_blank\" rel=\"noopener\"><strong>Melissa Data<\/strong><\/a>. It offers some services for free, but most of the good stuff requires a subscription, which varies in price depending on which level you choose (Level 1 starts at $29 \/ month).<\/p>\n<p>Here are some quick examples of how you can use Melissa Data's various information-gathering services:<\/p>\n<ul>\n<li>Got an address but need a phone number? Try <a href=\"http:\/\/www.melissadata.com\/lookups\/personator.asp\" target=\"_blank\" rel=\"noopener\">Personator<\/a>.<\/li>\n<li>Got a name and address, but the person no longer lives there? You can also use the <a href=\"http:\/\/www.melissadata.com\/lookups\/personator.asp\" target=\"_blank\" rel=\"noopener\">Personator<\/a> to track down their new location.<\/li>\n<li>Need to find the owner of a property? Try the <a href=\"http:\/\/www.melissadata.com\/lookups\/property.asp\" target=\"_blank\" rel=\"noopener\">Property Lookup<\/a> tool.<\/li>\n<li>Need to find the current resident of a property (tenant name check)? Try the <a href=\"http:\/\/www.melissadata.com\/lookups\/AddressCheck.asp\" target=\"_blank\" rel=\"noopener\">Address Check<\/a>.<\/li>\n<li>Got a phone number and nothing else? Try the <a href=\"http:\/\/www.melissadata.com\/lookups\/reversephone.asp\" target=\"_blank\" rel=\"noopener\">Global Phone Check<\/a>.<\/li>\n<li>Got a first and last name and need to find their current mailing address? Depending on the services, most of the data is updated weekly or monthly, so it will usually be reasonably current in most cases.<\/p>\n<p>If you're paranoid about people looking up YOUR information, the reality is unless you change your name, move to an undisclosed location (one that doesn't require any kind of credit check or loan application) renounce your citizenship and live off the grid (among other things), there isn't much any of us can do have our data excluded from these sources.<\/p>\n<h2 class=\"p1\"><span class=\"s1\">Pro Tips<\/span><\/h2>\n<p>Now you know where to find a boatload of information on whoever you're looking for, but here are a few additional tips to keep in mind as you start searching&#8230;<\/p>\n<p><span class=\"s1\"><strong>Be thorough and tenacious.<\/strong><span class=\"Apple-converted-space\">\u00a0<\/span>Use multiple sites\/sources and cross-reference them to get a picture of which information is more likely to be valid and useful versus in error or for a different person.<\/span><\/p>\n<p><span class=\"s1\">In instances where the source provides multiple (or past) addresses, see which ones match the county's property record information for your subject property, then try contacting the other, or more current, addresses.<\/span><\/p>\n<p><span class=\"s1\">When you're trying to determine potential relatives (e.g., spouses, children, parents) of the person you're researching, use the age and address information of the subject person and compare it to the same information for the people associated with them (run a report for their associates\/relatives too).
