Like many countries, Mexico has been in the position of reacting and responding to U.S. policy priorities, some impacting long-term planning, others shifting local priorities in the short term. Uncertainty in both Mexico and the U.S. has dampened hotel demand growth in several business and resort markets, with overall performance seeming to be flat. This general mood and performance carried over from 2024, which was an election year in both Mexico and the U.S.
The above notwithstanding, hotel industry drivers are fundamentally sound both as regards business lodging and vacation markets. Our industry is mature and robust, with attractive assets, highly professional developers and investors, and a unique mix of operators and brands. With additional trade negotiations coming in the next year, some level of uncertainly will prevail. However, experts anticipate continued collaboration within the North American economic bloc, particularly considering more accentuated tension in other world regions. At the same time, our leisure markets offer increasingly diversified experiences, thereby maintaining a highly favorable market position. In addition, the 2026 FIFA World Cup will represent not only an opportunity to increase demand during the event period, but also a strategic platform for urban and leisure destinations, as well as the various stakeholders in the hotel industry, to showcase and strengthen Mexico’s appeal on an international scale.
In each market area, the definition of needed infrastructure improvements, zoning designations, living conditions that will attract as associates who can serve in the industry, the implementation of security measures, and the promotion of tourism to the area all remain in control of local authorities who, in turn, can encourage constructive collaboration with actors in the private sector. To be sure, federal government policy impacts important issues – cost of capital, inflationary trends, security, free trade agreements, and many more – but our industry remains largely dependent on what we plan and execute in each market.
