HOW YOU ACTUALLY GET PAID

Two ways to take your rebate.

Your cash back isn't buried in fine print or delivered weeks later. Before you sign the offer, you tell us how you want it — and we structure closing to make it happen.

Option A: Reduce cash to close

Your rebate is applied at the closing table as a credit — lowering the amount you owe on closing day. Most buyers pick this to bring less money to closing.

Example Cash to close of $25,000 becomes $17,000 after an $8,000 rebate.

Option B: Take it as cash

Receive your rebate as a direct payment after closing — typically by check or wire within a few business days. Pick this if you want to use the cash for furniture, renovations, or just keep it.

A note on lender rules. Some loan programs (FHA, VA) cap how much credit can be applied at closing. If your loan has a cap, we structure the remainder as a direct payment. We'll walk you through the specifics before you write an offer.

Is the rebate taxable?
No. The IRS treats buyer rebates as a reduction in the cost basis of your home, not income. We send documentation at closing for your records.
What if my lender has rules about credits at closing?
Most lenders allow rebates, though some loan programs (FHA, VA, some USDA) cap the total credits at closing. If your loan has a cap, we structure the remainder as a direct payment after closing. We confirm the specifics with you and your lender before you write an offer.
Do I get less service than with a traditional agent?
No. You get a licensed Texas agent, full MLS access, offer strategy, inspection coordination, negotiation support, and closing management. The only thing you do yourself is browse listings — which most buyers are already doing on Zillow and Realtor.com anyway.
Can I tour homes with a ListClose agent?
Yes. You can request private tours, or attend open houses on your own. Most of our buyers do a mix — open houses to see lots of homes fast, private showings when they're zeroing in on a short list.
What if I'm buying a new construction home?
We represent new-construction buyers too, as long as the builder pays a buyer's agent commission — which most major Texas builders do. Your builder incentives aren't affected. Eligibility varies by community, so check with us before signing with a builder.
What does it cost me to use ListClose?
$0 out of pocket. Buyer's agent commissions are paid by the seller at closing, not by you. We split our share with you — so instead of paying, you get paid.
