What is NOI

NOI, or Net Operating Income, is a critical financial metric used in the real estate industry to determine the profitability of an income-generating property. NOI measures the revenue generated from a property after subtracting operating expenses, but before taxes and financing costs are considered. It’s used to assess the cash flow from property operations, helping investors and property managers gauge the financial health and potential return on investment of real estate assets.

Calculating NOI involves deducting all necessary operating expenses from the total income generated by the property. These expenses typically include property management fees, maintenance costs, utilities, and insurance, but exclude capital expenditures, debt service payments, and income taxes.
