Moving update...
WE FOUND A GREAT FLAT AND HAD OUR OFFER ACCEPTED!!
This means we're only about 2 weeks adrift between buying and selling, which will easily be swallowed by paperwork shenanigans between all interested parties, so I won't feel horrible to our seller for holding them up, or our buyer, for holding them up! :D
We won't have to go into rented, we won't have to spend the next few weeks panicking that we haven't found anywhere.
It's a great flat in a great location for us, in terms of work and getting about. Opposite a Sainsbury's supermarket for food needs, on the edge of the Grand Union Canal, with views over London and close to 2 tube lines which we use. I can cycle to work without negotiating any major roads, but can equally get the bus if needs be.
It's got 2 bedrooms, 2 bathrooms, a laundry room, a sitting room, kitchen and dining room and a long balcony which links the sitting room and both bedrooms.
Also we're in a short chain - Our buyer (first time buyers) > us > our seller (moving to Spain).
When I got the email I was nearly sick. I phoned Jon straight away and nearly cried.
- and in the spirit of never buying a boring square flat, here is our current flat - annoyingly curvy :

Here is our 'new' flat - Annoyingly Trapezium. (And don't try Googling, cos the name of the building has changed! :D )

ETA again:
Here's the balcony, which just was the final bit of us knowing we really liked the flat....
