Questions about contracts and applications
Can I move out during the contract period?
Yes, you can. If you wish to cancel, please give us two months' notice.
Can I reserve a room before I come to Japan?
Of course it is possible. We will make a proposal to you when you come to Japan.
Can I sign a contract without a Japanese guarantor?
Contracts are possible. We require a deposit equivalent to one month's rent, which will be refunded within two months if there are no problems upon moving out.
Can I change the type or layout of the room I have contracted?
Changes are possible, subject to availability. Change fees will be incurred.
What documents do I need to bring with me when I move in?
You will need your passport information and residence card information (if you have one).
How far in advance can I apply?
We can accommodate your move-in within 1 week to 10 business days.
How do I renew my contract?
There is a special form for renewing your contract, so please use that to complete the procedure.
Can I move rooms?
Yes, but a separate cleaning fee will be charged.
Questions about costs and payments
How can I pay the rent and initial costs?
For foreign nationals, we mainly use Flywire. If this is not possible, we will use another method upon mutual agreement.
Are utilities and internet fees included in the rent?
Utilities are included in the rent and management fee, as well as electricity, gas, water, internet, regular cleaning, and other fees.
What about cleaning and repair costs when I move out?
Cleaning fees will be charged as part of the initial fee.
Questions about facilities and daily life
Are furniture and appliances provided?
It is provided
Can I host friends or family for a short stay?
You can stay for 2,000 yen per day. In this case, please contact us via the app at least three business days in advance, as we will need to notify and register other tenants.
I don't know how to separate or dispose of garbage. What should I do?
We have created a manual and a video specifically for the property, so please watch them beforehand. Sorting garbage is very important in Japan, so please be sure to follow the rules.
Can I keep pets?
You cannot keep pets.
Can I play an instrument?
To prevent trouble with neighboring rooms, it is prohibited.
What about security and safety?
All properties are equipped with automatic smart locks and multiple security cameras.
What should I do if there is noise or trouble with my roommate?
Please be sure to contact us, the management company, as resolving the issue between the parties involved may make the problem worse.

What should I do if I have any problems while I'm staying at the apartment?
Please contact us through the app for residents only. We may not be able to respond if you contact us by any other method.
Can I send my luggage and have it stored before I move in?
It is not possible to send or store luggage in advance.
Could you tell me how to get to the property from the airport?
Yes, we will guide you along the route that we believe is the easiest.
I don't speak much Japanese, is that okay?
Yes, we can also provide support in English and Chinese, so please rest assured.
Can you help me with procedures such as resident registration and opening a bank account?
